Witt the 70.5 acre parcet tocated at7441 CR 301 have one (or more) operative / or capped oil, or natural gas wetts / we[l, pads / facil,ities on the premises? Yes 1 .a. lF so, what is approximate distance measured in feet f rom such a fuet wel.t pad/facitity to the proposed buitding site? Approximatety 1950 feet northwest of home is a producing dril,t site and can be seen on 2nd boundary map (11 by 1 4") of the apptication. Comment: As part of the Land use and zoning comptiance review, I need to confirm if any setbacks from existing oit and gas wetts / facitities appty. No 2. Wil.l, any propane equipment, apptiance or mechanical heating systems be instatted inside the proposed "crawl space" area? No propane equipment or mechanicaI heating equipment wil.l, be in crawl space. Furnace and water heater, dryer/washer are located on the ground ftoor in the (UTL) utitity room show on ftoor ptan, 2nd construction drawing FP. 3. What is the anticipated depth (or ceiting height) of your "crawl space" measured from crawL space ground surface to underside of floor framing members above? A minimum of 3Vzfeet shown on SGM foundation drawing S-105, detail,s 1 and 2. 4. CDOH stamped architecturaI floor ptans and general notes indicate the home witt be del.ivered with an "optionat" habitabte attic space? ls that correct? Yes 4.a. As homeowner do you intend the attic space to remain non-habitabte, unheated & unconditioned attic Space under current permit apptication process? Yes 4.b. As homeowner, do you foresee need for further habitab[e attic renovations after the home is "set"? With owner intent to "finish the attic out" for added site-buitt habitabte tiving quarters before cal,l.ing in for a buil,ding finat / Certificate of Occupancy with Garfietd County Buitding inspectors? No lf so, do you have proposed, Labeted ftoor plans avaitabte for ptans examiner to review? N/A 4.c. Witt the attic stay unfinished, non-habitable attic space when the buil,ding finat inspection is requested with Garfietd County Buitding lnspectors?Yes 5. During review of buitding ptans, I notice confticting or competing detaits for the stair location, crawl space access location/ access opening size, a betow grade window we[[, and where "stairways" may be erected within the home: The stair location to attic is shown between the office and nook on floor ptan drawings (FP, PCFP)and el,ectricaL drawing (EP). Stairway is an existing feature in the home as show on Commodore construction drawings. The crawl space access is shown on the SGM foundation drawing S-101 on the west side of house tabeted as window wetl and .F a) Lf s\s \-= s !D drawing 3-501 detail, #5 is in middte of that drawing. Access opening size is three (3) feet wide as shown on SGM drawing S-101 and SGM drawing S-105, detail, #5, which atso shows opening to be 2' 8" in height. Commadore drawing FD40# is just a typicat access location, replaced by SGM drawings S-101 showing access in foundation on the west side of master bedroom. There is a second crawl space access through ftoor in ctoset of the master bedroom. 5.a. Witt there be a stairway constructed Leading from main [eve[ upward to the attic under this buitding permit scope? No, stairway is an existing feature shown on Commadore drawings (FP, PCFP and EP)with detait on page SD. 5.b. Witt there be a separate stairway buitt leading from the main level down to crawl space / basement below? No stairway to craw[ space, access onty by openings discussed above. 5.c. I'm seeing 3 separate detaiLs for crawl space access? An18 x24inch cut in the foundation exterior wal.t? a fu[[-size egress window wett? or a 24 inch by 36 inch opening in the main [eve[ f ramed ftoor system? Request ctarification. As discussed above the Commadore drawing for foundation crawl space access of 18" X24" is just typical, ("tocation to be detertrrined by site and grading uorrditioris" per drawing FD40#, finat foundation design shows foundation access on drawing S-101 with window wett. A second access 24X36" to crawl space is in the ftoor of the ctoset of the master bedroom with no stairs ptanned per titte of drawing FD40# "Foundation 2x10 Marriage Line without Stairs. 5.d. Can you ptease confirm which detaits witt be compteted and respond if any are non- appticabl.e / to be deteted? Stairway to attic is an existing feature of the home, there is no stairway to crawl space, 18X24 crawl space access has been reptaced in the SGM foundation design with 2' 10" X 36" access in foundation design by SGM. 6. Am I correctty understanding the manufactured home is to be ptaced on a non- habitabte crawl space, not on a betow grade futt height habitabl,e basement (with minimum 7 ft ceiting height)? Yes you are correct this is a non-habitabte crawt space 3Vzto4 foot in height as shown on SGM drawing 5-501 detail. 1 and 2. REQUESTED ACTION STEPS: NO CHANGES OR REVISIONS ARE REQUIRED.
