Have some questions before I continue the apptication review:
QUESTTONS:
1 . Buitding apptication form DESCRIBE WORK states: "new two car garage with shop above
attached to existing two car garage..." Unfortunatety, struggting to ctearty read the printed Land
Expl,orer aeriat mapping photo(s) provided in ptace of a scated site ptan to verify which existing
buitding wit[ have an ADDITION.
1 .a. Woutd the "existing two car garage" referenced in DESCRIBE WORK ABOVE, be part of the
Singte-Famity Residence buitt in circa 1969 (and tisted on Garfietd County attached PROPERry
RECORD CARD as Buitding #1)?
1 .b. Or is the "existing two car garage" referenced in DESCRIBE WORK, part of the Sing[e-Famil.y
Residence buil,t circa 1977 (tisted on Garfietd County attached PROPERry RECORD CARD as
Buitding #2)?

record card)? lf existing garage is detached, do you know the year of the garage buitd?
2. Btueprints found in the appl,ication packet inctude 51 GENERAL NOTES, 52 FOUNDATION PLAN,
53 UPPER LEVEL PLAN, 54 ROOF PLAN, 55 ELEVATIONS and 56 STRUCTURAL DETAILS.
2.a. Were separate architectural ftoor ptan sheets prepared for this particutar project (inctuding
ftoor ptans tabeting the existing / proposed room uses)?
2.b. Witt the proposed garage addition of unheated garage and unheated shop communicate or
have interior door openings into any portion of a habitabte residence?
2.c. ls the proposed attached garage and shop intended for private, personat use by the property
owner and famity members? AND not for use as a commercial business or other home
occupation or mixed bui[ding use?
2.d. Witt the ADDITION cause demotition or deconstruction to any of the originaI garage / house
fire -rated assemblies? lf so, ptease expound.
2.e. Witt there be code comptiant stairs connecting the garage addition betow to the shop addition
above?
2.f. ls the shop above intended to be a continuation of the garage occupancy?
2.9. Or wittthere be a fire-rated assembty separating the two stories?
2.h. Sheets 53, 54 and S5 attude to an unenctosed covered deck space above the insutated
garage addition. Ptease provide code comptiant guardrait detaiLs pursuant to 2015 IRC Section
R315 (to protect occupants from fatl hazards where the etevation changes greater than 30
inches).
2.i. Witt the garage and shop additions be "open" to the existing garcge space through a
demotished interior wal,l.? Or witt occupants of the ADDITION travel into the existing gatage
section via a newty constructed man-door opening?
3. Buitding application form has PROJECT DETAILS section with check boxes shown as
btank. Viewing historic fites for the property it appears there was some repair work to an existing
on-site wastewater treatment system (OWTS) by a previous owner of the property.
2.a. Are the homes on the parcel stitl, being served by an onsite wastewater treatment system (not
connecting to pubtic sewer services)?
2.b.lt so, are current owner's famil,iar with and aware of the existing septic tank and Leach fietd
Iocation?
2.c. What is the proximity of the septic tank / leach fietd to the proposed buitding addition?
2.d. Reatizing the property is substantiaI over 2.41 acres in [and size, lF the ADDITION is found in
close proximity to the tank and leach field, I ask for buitding contractor or the homeowner to verify
/ confirm the ptanned distance measured in feet between the OWTS- and the new ADDITION.
4. Woui,d buifding staff be correct understanding the property is currentty served by naturaI gas fuel,
type, with no above- or betow- ground propane tanks instatted in close proximity to the proposed
ADDITION?
