Answers to list of ltems
1. Building site elevation is 6238.25" as noted on survey
2. Total Square footage of barn will be 4200 which is 2400 on the first level and partial
mezzanine/loft of 1800 open to lower level where camper will be parked. Though the loft
was not going in any time soon we would like have that additional square footage put on
the permit now and make the additional payment.
3. The ADU building has 450 square feet of living space on the first floor along with 300 sf
of separate garage space on the first floor and 750 square feet of living on the second
floor for a total of 1200 total adu space and the garage.

in barn is doc 5b. B=Barn. This building is made up of a barn with attached ADU. The
building is prefab steel construction from Great Western Buildings in Denver and was
fabricated in Grand Junction and has been delivered to the building site located at 2510
Hwy 133, Carbondale Colorado. The entire structure is in the shape of an el. There is a
side that is 60 feet and a side that is 70 feet the foot print is 3,150 due to shape
6. The Main exit door for the ADU is located to the left of the ADU garage door and
completely separate from garage. lt opens in to the hallway and staircase leading to the
second floor living space. See Doc 4a.
7. The Firewall between the barn and ADU will be located within the posts and beams or
superstructure arch that ultimately separates the two perfectly. 3 % steelstud C channel
witl be attached to slab and the perimeter of the superbeam to facilitate the connection of
the sections of 3 % studs that will become the connection points of the firewall. Framed
in 12 foot high sections to the bottom edge of the steel. Firewall will be a total of 6
inches thick with three layers of % fire rated x gypsum panel, 2 on barn side and one on
garage side. Wall will be 2 sheets of drywall, 1 layer T.inch resilient channel, the steel
studs, 3.5 in fiberglass insulation and then a final layer of % rated x gypsum panel. (See
attached drawings F.). The other penetrations are for electrical boxes on one side only.

8. An additional site plan has been completed (2 copies) displaying the elevation of
6238.25 on another copy of the recent survey. Displayed are the additional driveway
that are coming from an existing private way. Not from Colorado 133. This is drawn on
another copy of the most recent survey. (large print, 2 copies) This page will be listed as
Drawing D.
9. Corrected Manual J Wrightsoft report enclosed with updated elevation for Garfield
County. See Document J. The report was for 1500 SF as it included the garage area of
300 square feet which will not be included as liveable space, but is included on the first
floor separated area on the same side of the firewall within.
10. Enclosed energy compliance sheet with prescriptive path using RESCheck software
report. Approved items designated.
10 b. Enclosed graphic included to depict thermal envelope that references the original plans
with r 48 insulation on the ceilings and r 25 on the walls. See doc 10b.
10 c. The insulation consists of 12 foot wide continuous sheets with a cloth covering on the
inside. See Brochure enclosed
10 d. Of the windows in the ADU, the 2x8 are awning style and all others are vertical slide. All
doors will be 20 min fire rated fiberglass doors.
10 e. Windows are nailfin type to attach to steelframe, they will be caulked and liquid
insulated (Great Stuff) and then finished with trim over insulation. Openings for Heat Pump Air
handlers throughout structure will be completed with 3 inch provided pvc tubes that are sealed
inside and out and then filled with pvc putty and closed. The only duct will be the house direct
vent. There is no cold air return like you would have with force hot air.
10 f. A 48,000 btu heat pump located at the north wall of ADU will provide hvac to the adu via
wall mounted air handlers in the bedrooms and living areas of the ADU. Whole House
Ventilation will be exhaust only fan method. ln addition two large ceiling fans will be employed to
keep hot air down Hot Water will be provided by a wall mounted electric tankless water heater
in the garage. ln addition there will be a wall mounted sub panel for electrical, communications,
ventilation controls and security if needed. No mechanical room required. lf preferred by county
we can put the wall mounted hot water heater and subpanel in barn.

Accessory Dwelling Unit (ADU)
The undercigned propefi owner certifies that the ottoched Building Permit Application
lor Accessory Dwelling llnit (ADUI is in compliance with the following list of standords,
regulotions and requirements fur ADlls per Gorfield County's Land Use & Development
Code.
1. FlOgrAree - Maximum floor area of ADU shall not exceed 1,200 square feet.
r Measurement is from the inside of exterior walls and/or demising walls from the main
residence.
r Garages, exterior decks, patios, and stairs are not to be included.
r Laundry rooms and mechanical rooms accessed from spaces outside the ADU are not to
be included.
o Unfinished spaces are not allowed unless counted in the 1200 square foot limit.
Z. Ownership Rertrictlon - ADU is restricted to leasehold interest (cannot be sold or subdivided).
3. ADU per Lot - A maximum of one ADU is allowed with a primary single-family home.
Properties with primary business structures and the Uses are allowed, a
number of ADU's explained in Section 7'7OL.A,4 of the LUDC.
4. Letal Access - Property Owner confirms legal access to proposed ADU as illustrated on site plan-
5. Water - property Owner represents that they have notified eiiher: (a) their water supplier to
address additional tap fees (if applicable) or (b) State of Colorado's Division of Water Resources
to secure any necessary water r'rghts to supply legal water to the ADU.
6. Sewer - property Owner represents that they have notified either: (a) their sewer & wastewater
provider to address additional tap fees (if applicable) or (b) alternately, if an on-site wastewater
treatment system (OWTS) is employed, limitations on the number of occupants using the ADU
shall not exceed maximum recommendations of existing/proposed septic system per State of
Colorado's OWTS standards.
7. A deed restriction must be in place to waive Permit Fees and Transportation lmpact Fees.
