I'm out of town until Monday and attached is the revised Manual J catcutations. The existing property atready has a drive to the existing house on the property. Whywoutd we need an exemption or any other paperwork pertaining to this? Wrightsoft Manual J Report shows an inadequate wINTER DESIGN TEMPERATURE OF +S degrees F. The stamped site survey lists elevation between 5,630 and 5,640 ft ASL. Pursuant to Garfietd County's Local,l,y adopted code, a minimum WINTER DESIGN TEMPERATURE OF - MINUS 2 degrees F is required. NEXT ACTION STEP: View attached BUILDING GODE REQUIREMENTS - RESIDENTIAL PDF. SoiI bearing capacity and foundation design are not coordinated between structuraI stamped drawings and the geotechnicaI report. Stamped Structural Sheet 51.01 dated 10-29-2024 tists soil bearing at a higher 2,000 PSF and frost depth minimum at 42 inches. Kumar & Associates soi[ investigation report number 24-7-587 dated December 10,2024 comes in at lower soil bearing of 1,500 psf and lesser recommended 36 inches frost. NEXT ACTION STEPS: Have your architect / structural design professional review Kumar & Associate report; add 'ctouding'to, if any, amended foundation design details ; inctude corrections to GENERAL NOTES DESIGN CRITERIA however needed on Sheet 51.01.
