1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2018 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE
ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBER REFERENCES
NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRIC BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
4) ALL EXTERIOR LIGHTING TO BE DOWNCAST AND SHIELDED.
5) WILDFIRE MITIGATION RECOMMENDATIONS: SHOULD COMPLY WITH WILDFIRE
MITIGATION AND DEFENSIBLE SPACE REQUIREMENTS OF THE COLORADO STATE FOREST
SERVICE AND LOCAL FIRE DISTRICT. SEE GARFIELD COUNTY COMMUNITY DEVELOPMENT
DEPARTMENT WEBSITE FOR FURTHER INFORMATION.
6) VERIFY NO CONSTRUCTION PARKING / STAGING AREA OVER THE EXISTING SEPTIC TANK
AND LEACH FIELD AREA. HISTORIC SEPTIC DESIGN DOCUMENTS ATTACHED FOR
GENERAL REFERENCE, ORIGINAL SYSTEM WAS DESIGNED TO ACCOMMODATE A TOTAL
OF 4 BEDROOMS. INTERIOR RENOVATIONS SHALL NOT INCREASE THE EXISTING
BEDROOM COUNT OF 4.
7) NO SECOND KITCHENS WITH FULL SIZE KITCHEN APPLIANCES IS GRAPHICALLY DEPICTED
ON RECEIVED ARCHITECTURAL PLANS. SEE WET BAR STAMP: WET BAR DEFINED AS AREA
OF A ROOM THAT IS DESIGNED TO BE USED FOR SERVING OF BEVERAGES, THAT MAY
ONLY HAVE A SINGLE -BAR SINK AND NO STANDARD SIZE KITCHEN APPLIANCES SUCH AS
A STOVE, OVEN, DISHWASHER OR FULL SIZE REFRIGERATOR. COUNTER SPACE IS LIMITED
TO 25 SQUARE FEET.
8) SEE DECEMBER 20, 2024 STAMPED LETTER FROM DBSTRUCTURAL DESIGN (NATE DECKER,
PE). SAID ENGINEER OF RECORD SHALL SUPPLY DEFERRED SUBMITTAL STRUCTURAL
DOCUMENTS -AS NECESSARY- FOLLOWING DEMOLITION OF EXISTING FRAMED
ASSEMBLIES AND PRIOR TO SCHEDULED FRAMING INSPECTIONS.
