Hello, this is Garfield County Plans Examiner, Colleen Wirth, sending list of correction comments on
your building application UNDER REVIEW.
Building application status is NOW PENDING.
Review and respond to below CORRECTIONS/ QUESTIONS: _\,.a 1. Building Application DESCRIPTION OF WORK lists dimensions of the metal building, but stays "silent" how
the property owner plans to use and occupy the 2,400 sq ft building structure. Please explain:
1.a. What is the intended building use?
1.b. Will the metal building be used for private use, cold storage only for property owner?
1.c. Will the metal building serve as a private detached garage accessory to the main residence?
1.d. Will the metal building be for mixed -use or commercial business operations?
1.e. Will the metal building serve as a non -habitable agricultural building?
1.f. Willthe metal building include any finished habitable living space(s)?

2.a. Will there be a potable water or sewer service connection to the building?
2.b. If so, will the building dwv drain to a private onsite wastewater treatment system? Orto a community
sewer service system?
2.c. Will the building be heated?
2.d. Will there be an rough -in natural gas piping to the building?
2.e. Will there be an propane tank LP gas service to the building?
2.f. Will any electric heat mats / infloor radiant heat tubing be installed in the floor slab system?
2.h. Will wall- or ceiling- mounted heaters be installed in the building?
2.i. Will insulation be instal€ed in floor, walls, ceiling systems?
3. SK-3 sheets 16, 16A 16B 17 17A show lean-to `options' and roof extension `options' for unenclosed roof
extensions attached to the 2,400 sq ft building footprint.
However, no matching projection of further roof overhangs is graphically shown on the received site plan
nor dimensionally referenced on other building elevation and/or structural sheets.
3.a. Please respond in writing IF there will be any attached lean-to, covered porch elements added onto
the pre-fab metal building structure.
3.b. Please confirm IFdetails shown on sheets 16, 16A, 16B, 17, 17A pertain to this specific building
scope? If not, identify which sheets should be "removed" from the OFFICE and FIELD COPY plan set.
4. Moore and Associates SK-3 says ground snowload = 35 PSF. Presuming this structure is intended for
private residential property, the structure's snowload design is inadequate for Garfield County's locally
adopted code.
See attached PDF. Snow is measured at roof, notground. Pf Roof snowload =40 PSF required for
sites up to 7,000 ft elevation. Consult the pre-fab metal building engineer of record and obtain REVISED
structural framing plans demonstrating compliance with Garfield County, Colorado code.
5. Moore &Associates SK-3 Sheet 9 details show insufficient frost protection and no slab insulation detail
shown. See attached PDF for local code. Garfield County minimum required frost depth = 36 inches for
sites less than 8,000 ft elevation.
N EXT ACTI ON STEPS:
Please respond to items 1-5 above in writing.
Where corrections to architectural and structural plan pages result, then RESUBMIT
(2) full size paper copies of any CORRECTED sheets along with your written
responses to comments 1-5.
Submit in ONE COMPLETE, comprehensive resubmittal packet directly to the
Garfield County Community Development Department front desk, reference BLRE-
11-24-8986 Salazar, attn: Colleen Wirth, Plans Examiner.
I'm including a BUILDING PLAN SUBMITTAL cover sheet form to attach to your
resubmission materials when available.
