The corner stokes ond poles were viewed by the ACC prior to the meeting. The ACC met on September 17,2024 of 4:00 p.m. vio zoom to discuss the opplicoiion. The following ACC members were present: Leonord Nordell, Jock Wheeler ond Dovid Jensen. Kotorino Bohlin from lntegroted Property Monogemeni ond Angelo Loughry os orchitect consultont for the ACC olso ottended. The preliminory design is opproved with the following chonges/comments to be oddressed in the finol design submittol. llem Seclion Comment 2.OO Provide controctor of record 2 3.02 No groding informotion wos provided ot preliminory review which is unusuol. The ACC will ollow this project to go forword to finol review ond ollow groding to be reviewed of thot time. This is ot the opplicont's risk. Once the ACC sees the groding plcn, lhe home height, locqtion or other significonf design elements could be queslioned. While the ACC understonds the desired home locotion higher on the hillto ovoid rood noise ond lights ond preserve o Sopris view, the ACC is concerned thot the groding connot be limited to the londscope envelope in the reor of ihe home. The ACC does not understond, yet, the retoining ond/or groding required in front of or behind the home ond how thot willimpoct this highly visible site.
