Subject: Observation of Pit Excavations for Bearing Soils of the Shop Building, Amended
Tract 36, Antlers Orchard, 239 LaFrenz Lane, Garfield County, Colorado

As requested, a representative of Kumar & Associates, Inc. observed the pit excavations at the
subject site on March 10, 2025, to evaluate the soils exposed, for foundation support. The
findings of our observations and recommendations for the foundation design are presented in this
report. We previously conducted a subsoil study for design of foundations at the site and
presented our findings in a report dated March 12, 2019, Project No. 19-7-124.
The shop building foundation is constructed as a monolithic slab with a turn-down perimeter
edge. A shallow foundation placed on the natural soils and sized for an allowable bearing
pressure of 1,500 psf were recommended as the foundation support.
At the time of our visit to the site, two pits had been excavated 3 feet deep adjacent to the
northwest and southeast corners of the building. The soils exposed in the bottom of the pits
consisted of very sandy silt of fine to coarse sand size. No free water was encountered in the pits
and the soils were slightly moist.
The soil conditions exposed in the pit excavations are consistent with those previously
encountered on the site and suitable for support of a shallow foundation designed for the
recommended allowable bearing pressure of 1,500 psf with a risk of settlement. The soils tend to
settle when wetted and precautions should be taken to keep the bearing soils dry. Other
recommendations presented in our previous report which are applicable should also be observed.
