Dear Colleen,
Please accept this letter attesting to the fact that there are no existing Accessory Dwelling
Units on or attached to the property at the Tomcat Ranch located at 69 Spirit Mountain Road,
Carbondale, Co. Additionally, and specifically, I can attest to the fact that there are no kitchen
facilities with sleeping bedrooms / shower amenities in either of the two existing buildings
labeled "2-story shop" and "workshop" on Site Plan 0/001 dated 2-12-25, part of the set of
drawings submitted for a proposed Accessory Dwelling Unit, a (2)-car garage, and a (2)-car
garage with a ranch office.
The existing building labeled "workshop" is a 1-car garage with a small workspace and an
attached small greenhouse which is served by barrels of water (no plur4bing). lt was originally a
horse barn that was remodeled to the garage circa2010. lt has no kitchen facilities, plumbing
or bathing facilities, and does not have any habitable spaces.
The existing building labeled "2-story shop" was built in 2005. lt contains a 1-car garage space
with workshop areas on the first floor. lt has an artist studio on the 2-story. lt has a sink and
heat, but no toilet or bathing facilities.
Please let me know if you would like any more information on the existing conditions of the
Tomcat Ranch.
