to inctude a code comptiant "office" area.
PLANS EXAMINER FEEDBACK: "Office" on A 01 ftoor ptan does notcomptywith Garfietd
County's 2015 lRC, Section R304, and R304.1 minimum area for habitabl,e rooms. Architect
of Record / Design professiona[ encouraged to view 2015 IRC section R304.1 and chapter 2
definition for habitabte spaces. Submitted office is less than 70 sq ft with room enctosed by
doorway. (Architect and owner may wantlo consider en[arging the enctosed room space
and/or remove DOOR "24" plus some portion of interna[ room partition so said "Office"
becomes open to the adjoining'haltway'. Ptease discuss desired ftoor ptan Layout with
owners and submit reptacement sheets A 01)
3. Submit a REVISED and CORRECTED MANUAL S REPORT that lists an accurate SITE
ELEVATION ANd COTTECIEd WINTER DESIGN TEMPERATURE.
PLANS EXAMINER FEEDBACK: Etevation on C1.0 at 7,035 ft etevation white the received
ManuaI S Report (with tower etevation of 6,896 sq ft and lesser winter design temperature at
minus 2 degrees). Materials do not appear to be coordinated across the entire buitding
apptication set. lnasmuch as the StructuraI Engineer of Record indicates a snowload design
to accommodate home placement above 7,000 ft elevation - Garfietd County presumes the
elevation on C1.0 at 7,035 ft is correct? lf so, then ptease have MANUAL S Comptiance Report
(February 3,2025) updated with corrected ELEVATION data and a CORRECTED winter design

temperature of minus 16 degrees. We are concerned the ptanned mechanicaI design may
