Thanks for taking the time with me on the phone. The information you shared witl be hetpfut in moving my
project forward. I have attached the Property Owner's Certificate of Comptiance per question
2. Question #3 My wife is over the fatt pastures water so what will you need from her? Question #4
Timberl,yne has sent you revised drawings showing the crawtspace access. There witt be no fueted
equipment in the crawl space; it witt be unconditioned space with no radiant or heat mats. Question #5
There wil,l, not be a pocket door between the barn and ADU that witt be a fire rated metal door. Question
#6 Loft wil,l, be used as a part of the barn onty. Question #7 I have attached Coo[ Catc with the -
2degrees. After discussing Question #8 with you it seems tike I witt need to use the prescriptive path for
our energy compl,iance. We wil,l, meet the minimum R vatue for insulation and our windows wit[ have the
u-factor necessary for our area.

Hetto, this is Garfietd County Ptans Examiner, sending an update as I progress with examining ptans for
your stick-buil,t barn / 650 sq ft ADU. Below is tist of questions I witl, need further detai[ (or cLarification)
before reteasing an issued buitding permit:
QUESTTONS BELOW:
1 . Viewing the historic stamped lmprovement Location Certificate from March 26,2021.
1.a. ls the 'untabeled' structure depicted roughty 180 ft EAST of an 'wood-frame' house represent the
proposed BARN / ADU being submitted under this current buitding appl.ication?
1 .b. Does the 'untabeled' structure from tne 2021 ptan stitt reftect the currentty proposed location for
said BARN I ADU?
1 .c. However, if the proposed BARN / ADU is not yet shown on this historic 2021 plan detait-- please
resubmit (2)futt size copies of an AMENDED SITE PLAN graphicatl,y depictingwhere this BARN / ADU is
going on the 10 acre site. Doing so witt attow me to complete the zoning compliance review for this
project. Thankyou.

3. White reading through Fa[[ Pasture Water Association Dectarations for Shared Water System, on
page 4, Section 3.2 Further Subdivision / Additionat Residences or ADU's, it seems afurther
permlssio n or letter of approval by the Assocratio n is needed. l'm finding the original document
from Marcn 20,2Q19 presumed for the originaI primary residence, but not anything from voting
members of the Water Association to acknowl,edge acceptance of a further ADU? ( l'm erring on
the side of caution, to hel.p avoid a possibte civil issue, surprise or delays during construction).

4. Submitted foundation and fl,oor framing ptans appear to suggest a 650 sq ft crawl space beneath
the main [eve[ Accessory DweLting Unit.
4.a. Ptease identify proposed crawl space access opening size and location.
4.b. Please verify / confirm if any mechanicaI or propane fueted equipment witt be ptaced in the
crawl space (hope not)?
4.c. Witt the crawl space be conditioned or unconditioned space?
4.d. Witt there be any inftoor radiant heat tubing or mats instatted in tiving floor space?
5. CONCERN: The main [eve[ floor ptan, seems to graphicatty depict a barn or pocket door (not a
side-hinged door) between the ADU tiving space and adjacent non-residentiat attached garage or
barn occupancy. lt is al,so unclear what fire-assembty materiats / products witt be instatted to
separate the Living space from the garage.
5.a. Pl,ease provide watl, / door opening fire- rating and assembl,y detaits to show how the R-3 residence
wil,L be fire-separated and protected from the U attached garcge occupancy. Ptease reference 2015
lnternationat ResidentiaI Code Tabl,e R302.6 and Sections R302.5 and R302.6.
6. Submitted ptans depict a 393 sq ft "toft" with 40 PSF tive load in the ftoor system, exterior exit
stairs, interior guardrait and 'open to below' area. Loft use remains untabeted on drawings.
6.a. ptease confirm the intended use and occupancy of the 'toft'?
6.b. Witt second story'toft'space be a continuation of the garcge use and occupancy?
6.c. Or other use(s)? As no fire-assembties or separations were found in original, submission, more
information is most hetpfut, thankyou.

ln viewing the geotechnical, and engineering findings, it appears the proposed site elevation is roughLy
5,820 sq ft? lf that etevation is accurate, then be advised Garfietd County's Local,l,y adopted winter
design temperature for the site wil,l. be a minimum winter design of MINUS 2 degrees F.
7.a. For further awareness, the COOL CALC manual J report shows a stightty lower site etevation at
5,548 ft ASL and a warmerwinter design of PLUS 8 degrees F. Ptease consult your mechanical

supptier or preparer of the COOL CALC report and resubmit an AMENDED MANUAL J with correct
EIEVAI|ON AND A COrrECtEd WINTER DESIGN TEMPERATURE.
8. White a SIPS Roof R-Val,ue is provided, there remains insufficient references and detai[s to
perform an energy code comptiance review for this project. Highty encourage and recommend
submitting a separate ENERGY COMPLIANCE SHEET as noted on our residentiat checktist

8.a. What is the referenced ENERGY CODE? Code book, code year, Garfietd County is in Ctimate
Zone????
8.b. What is your chosen ENERGY COMPLIANCE PATH? Ptease state in writing on your plans. No
notations were found.
8.c. Provide a ctear outline of the proposed buitding thermal envelope, so that it is understood what
spaces are heated and unconditioned, and what if any cavities within the buil,ding footprint wi[[ remain
outside the thermaI envetope?
8.d. No window / door fenestration U-factors found on ptans, ptease advise which page reference if this
has been missed.
8.e. Witt the attached garage be heated?
8.f. Provide further stab ftoor / watt / ceiting insutation assembty detaits.
8.9. Garfietd County Buitding Code Requirements- residential, guide is offered to aid in understanding
cu rrently adopted mini mums.
