There are items that need to be addressed prior to considering the issuance of the building permit and items that can be addressed after the issuance of the building permit. Please provide a response letter addressing each item listed in the "ltems to address prior to issuing a building permit". Response not required for the "Conditions to be addressed during construction" but please address if clarification is needed. Please provide verification from E.H. or an updated design. 2 Please add the Type ol'ConsLluutiurr to the Cotle Surrunary. Based orr the addition it appcars to be VB. (lBC Chapter 6) 3 The required occupancy separation between an M Occupancy and an F-2 is 2 hours. This is a Fire Barrier and is required to be from the slab to the upper roof. Please change the walls accordingly. (lBC Table 508.4) 4 The door between the Locker Room and the Shop is to be l Tzhour rated. Please change the door accordingly. (lBC Table 716.5) 5 A7 - The 24"x36" access panel thru the 2-hour fire barrier is to be lTzhour rated. Please add the designation to the plans. (lBC Table 716.5) 6 The office is small enough that it can be considered Accessory to the F-2 occupancy with no fire resistive separation. Unless the separation is wanted by the owner or architect. (lBC 508.2) 7 Based on the size of the building and a complete change of occupancy, the amended lnternational Fire Code requires buildings of VB construction to be protected with fire sprinklers if over 7500 square feet. ln certain instances the lnternational Existing Building Code has provisions to allow an Automatic Smoke Detection System to be installed in lieu of sprinklers. Please add the Automatic Smoke Detection System to the Code Summary. (|EBC 804.2.2) 8 Please provide the soils report referenced in the structural notes. 9 Please provide an asbestos report for all the disturbed areas. lf the report comes back positive an asbestos mitigation professional is to apply for the State Mitigation Permit and remove the contaminated material. lf positive, please provide the final clearance letter from the state. 10 Please provide an accessible parking space and the accessible route from the space to the Showroom. (lBC 1104.1) 11 All the restrooms are to be accessible. The new restrooms are not in the 7 exceptions in the IBC 1 109.2. Please revise the floor plans accordingly and provide adequate detail to verify compliance. There are lavatories, walls, and a shower that are not allowed in the clearances.o The Shower is to be accessible. Please provide details or the make and model of a pre-fabricated shower.. There is a proposal to use a Hydroclear Recycling system, please show how water will be fed to the machines and how the wastewater will be moved to the recycling sYstem. 20 Please add emergency lighting outside each exit door. Separate Sign Permits are required for any external signs. Please contact the County Building Department or website for the application. Electrical Code compliance will be determined based on field inspections performed by the State Electrical lnspector, (303) 869-3458. Please have the inspector sign tlre building card or provide written documentation of the inspections. The Electrical Code requires a separate Electrical Permit for low voltage fire alarms that have an alarm panel and send a notification to the Fire District when under alarm. A Rough- ln inspection with the State Electrical lnspector is required (303) 869-3458. Please have the inspector sign the building card or provide written documentation of the inspection. The Automatic Smoke Detection System is required to be inspected and approved by the Local Fire Protection District. Please provide shop drawings to the Fire District for review and schedule the inspections accordingly. Please have the Fire Marshal sign the inspection card when the rough inspection is approved and when the final inspection is approved. Please provide special inspections reports to the Building Department as specified within the General Notes of the structural drawings. Geotechnical observation is required when the excavation is complete and written verification be supplied at footing inspection, 1500psf. All exterior lighting is to be downcast and shielded Safety glazing is not designated on the plans. Safety glazing will be checked during the framing and final inspection. (lBC 2406.4) Any membrane and through penetrations of the fire resistive construction will be required to be fire-stopped with listed fire stopping assemblies. The contractor is to provide a cut sheet for the assemblies at the framing or drywall inspection. (lBC 713) A Knox Box is required to be mounted adjacent to the front door. Please contact the Local Fire District for the exact location. The walls surrounding the toilets are to be non-absorbent for a height of 48" and 2' past on each side of the toilets. All accessible door hardware shall have a shape that is easy to grip, including pocket and sliding doors. (ANSI A117.1 - 404.2.6) Grab bar backing is to be in place for all toilets and the shower.
