Re: As Built Framing Notes: Gerbcr Residence at 170 Midland Loop,
Aspen Glen Subdivision, Garfield County' CO.
Our o{fice is the structural design engineer of record for the noted project, and as
such issued construction documents on Oct. 12,2021. We also issued three (3) revisions
to the construction documents (03117/22, A4l2ll22 & l2l08/22). The following
comments address concerns raised during Garfield County's final framing inspection.
I. Main Floor Framing: Near Grid Line'D,' approximately 5 ft, west of Line'9,' a
electrical outlet was installed in the living room floor. The top flange of a BCI floor joist
was cut. The impacted joist should be header off. See typical header detail R/S-6.
II. Mein Floor Window Openings: The master bedroom suite occupies the south end of
the home's primary wing. In the adjacent office and the master bath a series of 2 ft. & 3
ft. wide windows were specified with minimum ((3)-2x8) headers and (l) Jack + (l) King
header supports. These window openings were framed and then in-filled as the windows
were eliminated for architectural purposes. The windows as framed and in-filled are
structurally acceptable. The 3 ft. wide man-door between the master bath & master
bedroom was replaced with a pocket door. The header at this door on Grid Line '7' was
upsized from (3)-9.ll2" LVr-'s to (3)-l1.7/8" LVL's.
The dining room occupies the north end of the home's primary wing. At the north wall of
the dining room (Grid Line'A') two window openings were eliminated and the wallwas
framed with 2 x 6 studs at 16" O.C. This is structurally acceptable. The laundry room is
on the west side of the interior stair and the north wall of the laundry is Grid Line'A.'
The structural documents speci$ a 4 ft. window in that wall, but the drrchitect specified a 2
ft. wide window. For the as built 2 ft. opening, the minimum (3)-2 x 8 header with (l)
Jack + (l) King each end is structurally acceptable. Windows relocated at the north
garage wall (Grid Line 'A'): see attached partial framing plan.
IfI. Upper Floor Framing: For framing revisions at the east garage wall (Grid Line '3')
and the garage door headers see attached partial framing plan.
IV. Upper Roof Framingl The interior wall on Grid Line '3' (above the east garage
wall) was moved 5.112" to accommodate a bathroom redesign. See attached partial
framing plan. A WlO x 26 spans 16 ft. on Grid Line 'C'. The WlO is at a roof pitch
break ( rcl10 to 4ll2). The west end of the WlO bears at Grid Line '7.' The bearing of
the WlO is a slight variation of the typical WlO to top plate bearing (Detail R/S-9) and
includes two timber strand plates. The as built bearing is structurally acceptable.
