All responses are provided below. Please let us know of any additional questions/comments.
1. ls the existing home still served by an existing septic tank / leach field? (Type of sewer
service left'blank' on the building application form). Yes, served by an existing septic tank +
leach field, which was installed when the home was constructed in 1997.
1.a. lF SO, approximately what is the distance - of the proposed master suite addition and
new deck - measured in feet to the existing septic tank? Approximatety 10-15 feet.
1.b. According to sheets A110 and 4111 dated 05.02.2025, the existing and proposed house
floor plans will retain a total of 3 bedrooms, with no new increase to the overall building
bedroom count? Please confirm this is correct. Doing so, may eliminate need to obtain a
separate Onsite Wastewater Treatment System Alteration Permit. Confirming this is correct.
1.c. lf home is still served by an older septic system / leach field, do you know approximately
how old the existing system would be? 28 years - constructed with the home in 1997.
1.d. ls the existing septic tank and leach field in operative working order? Yes. Full time
tenant, septic tank and leach field have not had a lull in use, regular maintenance, pumping,
etc.
2. No existing / proposed elevation contours are found on the remitted vicinity maps and/or SITE
PLAN sheets.
2.a. What is the approximate elevation in feet above sea level at the proposed building
site? Approximate elevation at proposed addition is 5,689 ft above sea level.
3. Building Application form, project details type of heat: remains blank.
3.a. ls the home served by an existing LP propane tank? Yes.
3.a. i. lf so, what is the size of the tank in gallons? 500 gallons.
3.a.ii. lf applicable, is the LP propane tank above ground or below ground? Below ground.
3.a.iii. And if LP propane tank is existing / proposed, what is the distance between new
structure for the addition and the propane tank? Approximately 100 feet.
3.a.iv. lF other heating system is planned for the master suite addition, what type of heating is
planned (electric baseboard, infloor radiant heat tubing, electric heat mats, other)? Addition
will have an electric mini-split.
4. Does the existing parcel have an active oil or gas wells on premises? No.
4.a.lf so, what is the approximate distance from subject well to the home addition
scope? N/A.

5. Message for owner Tony Harrah: When researching your 12-digit tax parcel number and land
records, an earlier AMENDED FINAL PLAT FILE FPAA-9370 popped up into view, though I
was successful in finding any recorded Amended Plat for Sierra Pinyon Subdivision. From
historic planner correspondence or Director letters from Fred Jarman, I gather the Amended
Plat may have perhaps expired and not been pursued? ls that a correct assessment of my
limited read on the situation? lf not, can you help shed some light on the case to amend lots 8
and 9. lf there is a more recent recorded plat to read and consider, I'm just striving to read the
recorded AMENDED PIAT NOTES to make sure there are no newer CONDITIONS that
somehow restrict and limit your addition scope. Hopefully not, but interested to hear what you
understand to be the case. Thanks Tony. Correct - amended pl,at is expired. That ptat was
retated to a lot tine adjustment at a corner of the [ot far from buitdings/proposed
addition. Amended ptat witt be revisited after construction of this addition is compteted.
