Main Street Suite 300 Louisville, KY 40202 Re: Conditional Use of the Storage Building Job Address: 267 Center Drive Permit BLCO-03-24-8553 Parcel # 218506100042 Dear Dan Kunau, The County has performed the final inspection of the building, there are item to be completed prior to full occupancy of the building. The life-safety items in the building appear to be addressed, ie; The State Electrical Inspector has approved the final electrical inspection, the Fire Department has approved the fire suppression and fire alarm, and all special inspection have been submitted. The understanding is that empoyees need to occupy the building to get the facility ready for tenants, which is acceptible and allowed. There are items regarding the site access that need to be completed prior to allowing the general public access. Below is a list of those items and other items that were observed during the inspection to address. • Supply a letter of acceptance from the Civil Engineer of Record that the infrastructure is installed per plan. • Complete the public improvements, public sidewalks, pedestrian crosswalks, per Resolution No. 2023-42, see attached. • Complete asphalt paving and striping for parking, the accessible parking spaces, and road delineation. Community Development Department 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (970) 945-8212 • Please provide County Road and Bridge approvals for access per the attached driveway permit. • Exposed gas piping at the meter is required to be protected from corrosion, paint is sufficient. • Complete the gutter downspout transitions to the underground storm water system. • There are areas where the siding/soffit material is missing on the dormers located on the north side of the building that need completion. • The downspout on the west side of the building is not draining away from the building that needs attention. • The exterior lighting is to maintain compliance with the County Land Use Code and the 2018 IECC. The light fixtures under the canopies are not the ones listed in the Lighting Schedule. The County has received complaints regarding these fixtures. Shields have been installed to divert the lighting downwards. This may need additional attention if the county receives complaints in the future. Once all the items are complete a permanent Certificate of Occupancy can be considered for issuance.
