Potomac Centennial, CO 80112 Re: Corrections and Conditions of Approval Job Address: 375 County Road 352, Lot A2 and A5/6 Permit # GRAD -04-25-9222 Dear Mr. Leopold, The County Building Department has performed the review on the grading permit application and plans for the grading associated with a new Aircraft Hangers proposed at the above address. There are items that need to be addressed prior to considering issuance of the grading permit and items that can be addressed after the issuance of the grading permit. Please provide a response letter addressing each item listed in the "ltems to address prior to issuing a building permit". Response not required for the "Conditions to be addressed during construction" but please address if clarification is needed. Please provide 2 complete sets of corrected sheets, with clouded areas reflecting changes, for the resubmittal. 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (e70)94s-82r2 Gorrections to address prior to issuing a grading permit: 1 The Fuel Farm has some items to work thru with the Airport, these drawings will be on hold until it is released by the Airport Director. 2 The drawings submitted need to be stamped by the Civil Engineer of Record. Please submit 2 copies of stamped drawings for each area. 3 Please indicate how the surface drainage is coordinated with the overall drainage plan for the airport. 4 Sheets 7 and 8 for Lots 5/6 indicate 1"= 40' as the Graphic Scale but doesn't appear to be the correct scale. Please check and address accordingly. 5 Please obtain and provide a copy of the CDPHE Stormwater Discharge Permit. 6 Please provide a cost estimate for the grading improvements, revegetation, weed control, and erosion control to be used for providing a reasonable security amount. 7 Please see the link to the City of Rifle's Watershed District. The deicing operation could create a foreseeable risk of injury to the City's waterworks or pollution of the City's water supply. Please supply approval for a Watershed Permit from the City of Rifle. https://www. rifleco.orsl213lWate rshed-Protection-District Gonditions to be addressed durins construction: The approved plans are to be on-site for inspections. Sanitary facilities are required to be provided for workers. Underground utility locates is the responsibility of the owner or contractor. 81 1 is the Colorado Utility Locate Hot Line. This grading permit is to prepare for future hanger development. Plans for the hangers have not been submitted for review, grading is at the applicant's own risk. This permit is for grading, utility installation and groundwork only, no placement of concrete for the structures until a building permit is issued and inspections are performed. Any water supply that feeds a fire suppression system is to be inspected by the fire marshal for that fire district prior to backfilling. All infrastructure work is to be inspected by the engineer of record. Please provide a letter of compliance from the engineer prior to the final inspection of the building when constructed. Follow all engineered plans, verify any changes with the engineer. lnstall storm water controls prior to any dirt work. Control all noxious weeds. The Fuet Farm has some items to work thru with the Airport, these drawings witL be on hotd until it is reteased by the Airport Director. BA Group and Vantage Aviation are discussing this item with Sam Carver of the Airport. Resotution is anticipated by 5128125. 2. The drawings submitted need to be stamped by the Civit Engineer of Record. Ptease submit 2 copies of stamped drawings for each area. As requested in the corrections tetter, 2 paper copies are being provided of the stamped set for each area. Digitat copies have atso been enctosed with these paper ptans. 3. We woutd kindty request the County move this item to being conditionaI for the closure of the grading permit and not the issuance of it.
