Dear Steve,
The County Building Department has performed the review on the building permit application
and plans for the addition for building proposed at the above address.
There are items that need to be addressed prior to considering issuance of the building permit
and items that can be addressed after the issuance of the building permit.
Please provide a response letter addressing each item listed in the "ltems to address prior to
issuing a building permit". Response not required for the "Conditions to be addressed during
construction" but please address if clarification is needed.
Please provide 2 complete sets of corrected sheets, with clouded areas reflecting changes, for
the resubmittal.

Corrections to address prior to issuins a buildins permit:
1 This building appears to serve the Art Center and is being reviewed as an S-1 occupancy in
Type V Construction.
2 The new addition did not provide a dimension to the north property line. The new addition
scales approximately 37' to the north property line. When a structure is within 50' of a
property line, a stamped survey is to be submitted showing the improvements. (Amendment
to IBC 107.2.5)
3 The solar array is shown at 15.6 KW. The County Land Use Code requires an Administrative
Review process for systems 1sKW to 500KW. Either schedule a Pre-App with Planning
Department or reduce the solar array to under 1sKW. (LUDC Table 3-403)
4 The remodeled restroom is to be accessible. Please provide adequate detail to verify
compliance. The lavatory is not to be in the water closet clearances, a 5' diameter circle in
the clear is required, grab bars, a righthand flush toilet model, knee and toe clearance on
the lavatory, reach requirements for accessories within the restroom. (ANSI A117.1)
5 The sidewalUlanding outside the heated addition is shown at 36" depth. Landings outside
doors are to be 44" in depth. Please change the drawings accordingly. (lBC 1010.1 .6)
6 Please provide exit signs at the egress doors. (lBC 1013)
7 Please provide the R-10 slab edge insulation detail for the new heated addition. (Table
c402j.3)
I Please provide the insulation value for the new interior wall separating the Cold Storage
from the Pedestal and Hanging Shop. (Table C402.1.3)
I Please provide the soils report that is referenced in the structural notes
Gonditions to be addressed during construction:
The approved plans are to be on-site for inspections.
Sanitary facilities are required to be provided for workers.
A list of required inspections will be attached to the plans. The State is to permit and
approve the electrical work.

All backflow preventers are required to be tested and certified by a licensed backflow
specialist after installation and prior to issuance of the Certificate of Occupancy.

Electrical Code compliance will be determined based on field inspections performed by the
State Electrical lnspector, (303) 869-3458. Please have the inspector sign the building card
or provide written documentation of the inspections.
Geotechnical observation is required when the excavation is complete and written
verification be supplied at footing inspection, 2000psf.
All exterior lighting is to be downcast and shielded.
Safety glazing is not designated on the plans. Safety glazing will be checked during the
framing and final inspection. (lBC 2406.4)
The walls surrounding the toilet are to be non-absorbent for a height of 48" and 2' past on
each side of the toilet.
All accessible door hardware shall have a shape that is easy to grip, including pocket and
sliding doors. (ANSI A117.1 - 404.2.6)
Grab bar backing is to be in place for the toilet at framing inspection.
A passing blower door test for the heated areas is required to be submitted prior to
approving the final inspection.
Drainage swale behind the building to be complete functioning per the plan prior to final
inspection.
Attention, some anchor bolts are 5/8" and some are Yz".
