Re; ADU located at 33 ST Finnbar Farm RD., Carbondale CO 81623
To whom it may concern,
The barn ADU was completed in early 2023 and the building height from the finish floor to
the ridge is unchanged and is the same as the permitted plans. The building elevation
above sea level is higher than the plans. When the main home was being built the water -
table was so high that we had to raise the foundation a foot so we could add material to
stabilize the ground. For grading purposes, the finish floor of the ADU was elevated to
match the main home at the time of construction. We are seeking to allow the building
height at the midpoint of the roof to be at the measured 6285.4 MSL Elevation. If we do not
get the variance, we may need to remove the roof of the barn and this would be extremely
costly. This is a large lot and the ADU does not block anyone's views, it is also surrounded
by trees. Below is an explanation of our request and the criteria contained in section 4-115.
1. Special Circumstances or Conditions Exist: The water table was so high that we
had to raise the foundation of the main home a foot so we could add material to
stabilize the ground. For grading purposes, the finish floor of the ADU was elevated
to match the main home at the time of construction.
2. Not a result of the actions of the Application: This was a result of the water table
conditions on the property.
3. Strict Application Consequence: If we do not receive the variance we may need to
remove the roof of the barn.
4. Variance is necessary for Relief: If we have to remove the roof of the barn this would
be extremely difficult and costly causing a hardship for the homeowners.
5. Not Detrimental to the public good: This is a large lot and the ADU does not block
anyone's views, it is also surrounded by trees.
6. Variance will not impar the county's zoning: We are in compliance with article 7 and
the ADU passes all building codes required.
