From resubmitted ptans dated May 21 ,2024 it seems the original. 1 ,651 square foot crawl space has undergone foundation framing changes for additionat futt height basement? 2. As the resubmitted ptans tist UNFINISHED area with future bedrooms and future bathrooms - I woutd tike to obtain f rom the owner / buil.der written confirmation this 1,651 sq ft area witt stay "unfinished" with no finished ptumbing fixtures and no finished interior basement room partition watts instalted at buitding finat / certificate of occupancy inspection ? 3. Asking whether the buitding contractor and tot owner have / had contemptated instatting a fire-suppression system? 3.a. ptans Examiner notes from Aprit 26,2024 tist the originat design with proposed totat 'fire area' (exctuding the non-habitabte crawl space footprint) at 5,934 square feet. When the crawl space is converted into ful.t height unfinished (or finished) basement the new total 'fire area' = 7,585 sq ft. Buitdings in this tocation with fire area greater than 6,200 sq ft must have a fire suppression system instatted. Att fire sprinkter permits, ptan reviews and rough-in and finat inspections in Aspen Gten PUD are performed by Carbondate & Rurat. Fire Protection District. Rough-in sprinkter system sign off from the fire district is required before framing inspection. Fire SprinkLer finat approvat required prior buitding final' / c.o. finat inspection. PDF attached reference to fire-sprinktering. As you had a foundation inspection recentty on Jul.y 26 - from the presumed submitted REVISED structuraI detail's - - I am concerned the owner and buitder understand the buitding as AMENDED with increased square footage now requires a fire suppression system. pl.ease respond to items 1-3 at your eartiest convenience, your responses will help confirm which redlines and stamps to be inciuded on REVISED plans.
