Dear Colleen,
We represent 7W Christian Ranch, LLC (the "Owners") in land use matters fortheir property known as
Assessor's Parcel No. 1863281001-18. The purpose of this correspondence is to clarify the dwellings on
the property with respect to Table 3-403 of the LUDC.
The Owners recently applied for a building permit (No. 06-25-9288)to reconstruct the main residence
on the property, which burned down in 201,1,. This structure is the primary Single-Unit Dwelling on the
property, which is a use-by-right in the Rural Zone District'
The other residence on the property is a modular structure, which was constructed in 2005 and is L162
SF as documented by the Assessor. This structure is the Accessory Dwelling Unit, which is also a use-by-
right in the Rural Zone District and does not exceed the 1,200 SF limitation for ADUs.
