Buitding and zoning compliance review has commenced for BAKER attached garcge project
QUESTIONS / PLAN CORRECTIONS shal.l, be supplied to Garfietd County before any further
plans examination resumes and this building permit is issued:
1. PLANSEXAMINERCOMMENT: NositeetevationdetaitfoundonArchitecturat/Structura[
stamped plan sheets and SITE PLAN submissions.
1.A. Amend SITE PLAN and BUILDING PLANS to show etevation data in feet ASL at the new
garage site. ptease "cloud" new information on amended plan.

2. PLANS EXAMINER COMMENT: Structurat design criteria missing or omitted from sheets 41,
A2, A4 foundation / lraming detaits.
2.a. Amend sheets A1, A2, A4 to inctude an assumed soit bearing capacity for the
foundation design. ptease "cloud" new information.
RESPONSE: Reflected on A1,A2 & A4
2.b. Amend sheets A1, A2, 44 to inctude roof snowload design Pf = 40 PSF measured at
roof, not ground (40 PSF required for site location less than 7,000 ft etevation; 50 PSF Pf for
sites between 7,001-8,000 ft). Garfietd County Buitding Code Requirements guide
attached for future project pLanning and awareness. And do "ctoud" new information.

3. PLANS EXAMINER COMMENT: Sheets A1, A2, A3 and 44 remain 'silent' on proposed scope
of plans within the garage and adjacent existing home. From detaits it is unknown if there is
to be ptumbing, mechanical and etectricaI work within the new 528 sq ft attached garage.
3.a. Witt any natural gas pipe or water piping be roughed-in to the attached garage? lf so,
ptease state in writing.
RESPONSE: No ptumbing or mechanical in garage
3.b. Witt any etectric, sotar or fuet-fired mechanicat heating equipment or heating
apptiances be instatted in the garage space now or in the future? lf so, ptease state in
writing and provide detait.
RESPONSE: No electricat, solar or fuel-fired mech. now or in the f uture
3.c. Witt any mechanicaI or utitity service equipment from the adjoining home be
retocated/moved into this attached garage occupancy? lf so, please state in writing and

be utitized for entrance from garage into home. No other changes to exterior opening are
pl.anned.

RESPONSE: No, existing door between home and proposed garage adhere to adopted 2015

on the cross-section detail of A2 does not meet Garfietd County Cotorado Ctimate Zone 58
and adopted 2018 IECC minimum requirements for heated residentiat accessory
structure(s). REVISE AND AMEND stamped 44 detaits to futty compty with insutation R-
values and window/ door fenestration U-factors shown in the 2018 IECC Tabte R402.1.2
Ctimate Zone 58.
RESPONSE: Revised ptans attached reflecting IECC requirements
4. PLANS EXAMINER COMMENT: Looking at the prepared SITE PLAN information, it is
unknown where utitities are placed on the property and if the attached garage construction
witl impact any existing septic tank / teach fietd or existing natural gas system.
RESPONSE: Utitities (propane & etectricat tines) for the home are located on the east side of
the home and garage is on the south side of the home. Septic and leach f iel.d are located on
the North side of the home. Planned garage witt not impact utitities or OWTS
4.a. What is the approximate distance measured in feet to nearest septic tank (OWTS) if any
pertains? Or confirm n/a
RESPONSE: Distance is approximatety 60'f rom garage. Garage is upstope & on opposite
side of home (record drawing attached)
4.b. What is the approximate distance measured in feet to nearest teach fietd area serving
an OWTS system, it any? Or confirm n/a
RESPONSE: Leach fietd is approximately 80'from garage and on opposite side of home
(record drawing attached)
