Buitding and zoning comptiance review has commenced for BIGGS detached
garage project.
QUESTIONS / PLAN CORRECTIONS shall be supptied to Garfietd Gounty
before plans examination continues and this buitding permit is issued:
1. PLANS EXAMINER COMMENT: No existing or proposed site elevation
detait found on Architectu ral I StructuraI stamped ptan sheets and SITE
PLAN submissions.
1.A. Amend SITE PLAN and BUILDING PLANS to show actual elevation
data in feet ASL at proposed buitding site. please "ctoud" new
information on amended ptan.
2. PLANS EXAMINER COMMENT: Structural design criteria missing from
sheets A1 , A2, 44 foundation and/or framing detaits.
2.a. Amend sheets 41 , A2, A4 to inctude assumed soiI bearing capacity
for the foundation design. please "cloud" new information.
2.b. Amend sheets 41 , A2, 44 to inctude roof snowtoad design Pf = 40 PSF
measured at roof, not ground (presumed 40 PSF for site [ocation tess
than 7,000 ft etevation). Garfietd County Builcling Code Requirernents
guide attached for future project planning and awareness. pl.ease

3. PLANS EXAMINER COMMENT: Sheets A1, A2, A3 and 44 remain 'si[ent'
on proposed scope of ptans, if any for plumbing, mechanical and
electricaI work within the 900 sq ft detached garage.

3.g. Fenestration U-factors on garage and doors is unknown. lnsu[ation

does not meet Garfietd County Colorado Ctimate Zone 58 and adopted

building structure(s). lf buitding is intended to remain unheated,
unconditioned cotd storage garage - then a lessor insutation value is
acceptabte. lf, however, per 3.b. responses above this is found to be a
heated buitding now/in f uture - then originat buitding design shoutd futty
compty today with 2018lECC Tabte R4O2.1 .2 Ctimate Zone 58, R-values
and U-factors. ln that instance, AMENDED ptan detaits with amended R-
values and missing U-factors are needed for the permit set.
4. PLANS EXAMINER COMMENT: I understand there are other existin$
habitable structures on premises. Looking at the prepared SITE PLAN
information, it is a bit unctear if this detached garage is located in ctose
proximityto an existing septic tank/ leach fietd / propane tanks in
proximity to the new garage.
4.a. What is the approximate distance measured in feet to nearest septic
tank (O\Af[S)?
4.b. What is the approximate distance measured in feet to nearest leach
fietd area serving an OWTS system, if known?
4.c. ls the current property served by an above ground or below ground
propane tank?
4.c.i.lf so, what is the approximate distance from propane tank(s) to the
new garage?
NEXT ACTION STEPS: Gompile answers and (2) paper copies of ALL
CORRECTED PLAN SET PAGES. ResubMit AS ONE COMPREHENSIVE
resubmission package to the Garfield County Community
