Thanks again, Jason A BuildAlem, [-LC 970-379-0616 RECEIVHD JUL 1 E ?il?5 GARFIELD CCIUhITY COfotuUrurf. 0EVELOPto1ENT BLRE-05-25-9261 Elk Springs, Lot 23,293 Wood Nymph Courtesy Message for Lot 23 Project Team: Hello, this Garfield County Plans Examiner, Colleen Wirth, with an update on the code review for the new residence in Elk Springs. Below list of commente need to be addreased or rs$ponded to before this building prmit can be issued: 1. The proposed site elevation appears over 7,000 ft. As such, Garfield County local amendments require sites above 7,000 ft elevation to be built to a winter design of minus 16 degrees F. The submitted COOL CALCS report lists a winter design of minus 2 degrees F. We are concerned this may prove inadequate for the site. Please contact your nrechanical designer and have them submit a corrected and updated COOL CALCS manual J report for our files. Thank You. 'l . Manual-J: You are right, we are iust over the 7k rnark' howevero with our extensive air sealing (aiming for <1 ACH 50), Zip R6 continuous exterior insulation, triple pane windows, and a long southern exposure, we felt like we were in a good place heating loads wise. We will also have N .N \ $ $ supplemental back-up in the form of reslstance heat, plus the wosd stove" ln addition, the downside to -"16 is sur cooling becomes way ovErsized that can cause the sy$tEm to short- cycle more than at the -5 deslgn temp. Wlth that sald I'll include the updated Manual-J reflecting updated load calcs for *t 6 degrees winter design temp$ as you reguestsd" 2. Need further garage / house fire separation and floor / wall fire- assernbly architectural details for how the finished garage and residential living space(s) will be separated. Need further architectural detail illustrating what floor, wall ceiling details will be installed in the proposed "unfinished basement area". 2" Please reference sheet A-40 for Building Assemblies to include foundation wall, walkout, band joist at first flooro separation wall between housdgarage, floor assembly between garage/ storage above. 2"a. A-1L sq ft legend lists garage 'storage space" second floor gross 651 sq ft" original detail appears to suggest the garage storage is accessed from the residential living side and therefore shall become part of residential finished living occupancy. Flease update architect's sq ft legend references to better define residential living sq ft areas. 2a" Square foot legend has been updated to include storage area above garaEe and landing area in basernent at main stair. 2.b. A-3R lower level plan stair leading upward appears to include no franred fire door, but rather open directly into the U garage occupancy, and therefore concern with maintaining 18 inches above the garage floor level for spark hazard protection of this large below garage 'unfinished space'. 2b. The space in hasennent at main stair is finished space {SI sq ft)" A 20 min label door with weatherstripping has been identified at bottom of garage to basennent stair. wall assembly between garage and house identified on sheet A-40 2.c. A-3R lower level plan further depicts a workshop with utility trailer parking with architectur,al sq ft legend and fee worksheet referencing unfinished area. This leaves us further questioning the basement level use and occupancy and what floor wall ceiling assemblies will remain exposed and uncovered by drywall, and what parts or portions of the nuilOing are to become part of the residential conditioned building space and subject to an 2018 IECC 'blower door test'. Architect leEend states unfinished basement, trailer parking suggests a garage occupancy??? 2c. My apologies the trailer was a left over from a client discuCsion. The basement is an unfinished space with no intention of being a garage. The exterior walkout wall will include windows, insulation, and drywall to support the blower door test. Please reference Sheet A-40 for walkout details. 3. We are not familiar with the proposed make and model fireplace / stove remitted. We are unsure who the 3'o party testing agency in the submitted materials. Product is not yet verified to be on list of approved fireplace / stoves by State of Colorado Departrnent of Public Hcalth and Environment. Can you please contact the fireplace supplier and ask them to supply further written literature or other manufacturer's information on the product? We're unfamiliar with this one. Thank yotl. 3. Wood $tove: Regarding the stove, the State of Colorado reverts to the EPA site per the attached screen shot" I atso attached a screenshot showing the Stuv Compact 30 listed within that EPA link.
