Onsite Wastewater Treatment System (OWTS) Installation Observations
0 CR 236
Tract B Amended Johnson Subdivision Exemption
Garfield County, Colorado
Permit SEPT - 8711
Bernie,
CBO Inc. observed the installation of the onsite wastewater treatment system (OWTS) on April 2, 2025
and April 10, 2025 for the subject property. The homeowner installed the system.
The OWTS design is based on an average daily wastewater flow of 300 GPD.
The 4-inch SDR-35 sewer line exiting the residence had a double-sweep clean out and a minimum 2%
grade to the septic tank.
The system installation included a 1000-gallon, two-compartment Infiltrator® poly septic tank with an
Orenco® Biotube effluent filter on the outlet tee. This filter must be cleaned annually, or as needed.
Risers bring the manhole lids to grade for access.
Effluent gravity flows to a distribution box, and then to two gravelless chamber trenches. The distribution
box is accessible from grade with flow equalizers installed on each outlet pipe in the distribution box to
assure equal flow to each trench.
Each trench consists of 15 ADS ARC 36 chambers for a total of 30 chambers and 450 square feet of
infiltrative area. There are 4-feet of undisturbed soil between each trench. Inspection ports are installed
at the beginning and end of each trench. Ports may be cut to grade and placed in sprinkler boxes for
access.
Originally, the trenches were installed too close to the west property boundary. One trench was
abandoned and length added to the two existing trenches. Additionally, gravel was placed under the
trenches. Approvals for gravelless chambers are contingent on placement on scarified, native soils. The
gravel was removed prior to authorization of backfill.
The site plan provided to use may not have had the building in the location where it was actually built.
We cannot guarantee the accuracy of the site plan and building location as this does not appear to be the
result of a survey. We depicted the placement of the OWTS components to the best of our ability with
the information provided to us.
The OWTS was generally installed according to specifications. This observation is not a guarantee of
workmanship and/or parts and materials. CBO Inc. should be notified if changes are made to the OWTS
in the future. Any additional OWTS construction must be according to the county regulations.
LIMITS: Observations are limited to components that are visible at the time of the inspection. The installer must
have documented and demonstrated knowledge of the requirements and regulations of the county in
which they are working. The quality of the installation is dependent on the expertise of the installer, soil
type, and weather conditions.
Please call with questions.
Sincerely,
CBO Inc.
