BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION.
ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION &
CERTIFICATE OF OCCUPANCY.
4) ALL EXTERIOR LIGHTING TO BE DOWNCAST AND SHIELDED.
5) WILDFIRE MITIGATION RECOMMENDATIONS: SHALL COMPLY WITH WILDFIRE
MITIGATION AND DEFENSIBLE SPACE RECOMMENDATIONS PER COLORADO
STATE FOREST SERVICE AND LOCAL FIRE DISTRICT. PLEASE REFER TO THE
GARFIELD COUNTY COMMUNITY DEVELOPMENT WEBSITE FOR ADDITIONAL
INFORMATION.
6) OPEN HOLE SOILS REPORT IS REQUIRED AT FOOTING INSPECTION AND PRIOR TO
ANY CONCRETE POUR. PROVIDE COPY OF GEOTECHNICAL ENGINEERS REPORT
TO THE BUILDING INSPECTOR. 2,500 PSF AS SPECIFIED BY THE GEOTECH.
7) PROPANE FUEL TYPE SPECIFIED -SEE ATTACHED PROPANE GUIDE.
8) PRE -FABRICATED ROOF TRUSSES. PROVIDE ENGINEERING AT FRAMING
INSPECTION.
9) RADON GAS TESTING: SEE PLAT NOTE #2 AND PLAN NOTE #1 ON ATTACHED

10)SEPTIC SYSTEM REVIEW /APPROVALS: PRIOR TO FINAL BUILDING INSPECTION &
CERTIFICATE OF OCCUPANCY PROVIDE FINAL APPROVAL /SIGN -OFF FROM
GARFIELD COUNTY'S PUBLIC HEALTH DEPT.
1 1) AN ELEVATION SURVEY, SEALED BY A COLORADO PROFESSIONAL LICENSED
SURVEYOR, IS REQUIRED AT FRAME INSPECTION TO VERIFY THAT AS -BUILT ROOFS
COMPLY WITH GARFIELD COUNTY'S 25 FT BUILDING HEIGHT LIMIT AS DEFINED IN
THE LAND USE DEVELOPMENT CODE.
12) BLOWER DOOR TEST IS REQUIRED. MUST SUBMIT BLOWER DOOR TEST REPORT
TO GARFIELD COUNTY COMMUNITY DEVELOPMENT DEPT. OFFICE PRIOR TO
SCHEDULING FINAL BUILDING INSPECTION / C.O. FINAL. SEE PLAN ATTACHMENT

HOME DESIGN. SEE ATTACHED COOL CALC MECHANICAL SPECIFICATIONS AND
REPORTS. ALL NEW HOMES TO HAVE WHOLE -HOUSE MECHANICAL VENTILATION
SYSTEM INSTALLED (2015 IRC TABLE ml507.3.3(1) AND (2) AS STAMPED ON SHEET

14) PLANS REVIEWED FOR PRIVATE ADU / GARAGE FOR OWNER'S PERSONAL USE -
STRUCTURE NOT REVIEWED FOR ANY FUTURE COMMERCIAL BUSINESS USE OR
OCCUPANCY. FUTURE CHANGE IN BUILDING OCCUPANCY AND/OR LAND USE,
SUBJECT TO NEW APPLICATION REVIEW BY GARFIELD COUNTY COMMUNITY
DEVELOPMENT FOR COMPLIANCE WITH ADOPTED BUILDING CODES AND LAND
USE REGULATIONS.
INSTALL STORMWATER CONTROLS PRIOR TO ANY DIRT WORK.
LOCATE ALL UTILITIES PRIOR TO ANY WORK. 811 IS THE STATE UTILITY LOCATE NUMBER
CONTROL NOXIOUS WEEDS. TREAT EXISTING WEEDS PRIOR TO RELOCATING PLANTS AND SEEDS.
REVEGITATE ALL DISTURBED AREAS THAT ARE NOT PART OF ROAD OR NON -SEEDED AREA.
PROVIDE EROSION CONTROLS UNTIL SEEDED AREAS CAN BE ESTABLISHED.
PROVIDE DUST CONTROL AS REQUIRED DURING CONSTRUCTION.
MAINTAIN ALL DRAINAGE ON THE SUBJECT PROPERTY, DRAINAGE SHALL NOT ENTER NEIGHBORING PROPERTIES OTHER THAN HISTORIC DRAINAGE
FOLLOW ENGINEERED PLANS. VERIFYANY CHANGES WITH THE ENGINEER.
