HomeMy WebLinkAboutEngineer's Installation Observation Letter 12.01.25 RE: Pier Installation Closeout Observation December 1st, 2025 Travis Jadwin | Homeowner 1647 County Rd 109 Glenwood Springs, CO 81601 Angie Lathrum | Office Manager Groundworks Colorado 2575 Hwy 6 & 50 Unit A Grand Junction, CO 81501 Dear Angie, The purpose of this letter is to provide a project closeout observation summary for the push pier project at the above listed address. Final construction photos were provided by your office on November 11th, 2025. This project scope included the installation of push piers at two existing jack locations at the interior area of the residence. The project piers/jacks are located at each end of the floor beam supporting the fireplace above. The provided photos have been reviewed for general conformance with the construction and demolition parameters I provided on September 2nd, 2025 and listed below. IT IS STRUCTURALLY ACCEPTABLE TO NOTCH INTO THE EXISTING (2) FOOTINGS BELOW THE (2) PREVIOUSLY INSTALLED JACKS TO INSTALL THE (2) NEW PIERS BELOW GIVEN THE FOLLOWING REQUIREMENTS: 1. EXISTING BEAMS DIRECTLY SUPPORTED BY EXISTING JACKS ARE STABILIZED AND SHORED PRIOR TO CUTTING EXISTING FOOTING OR PIER INSTALLATION. 2. A MINIMUM OF 8"x8" SQUARE AREA OF EXISTING FOOTING CENTERED ON THE EXISTING JACKS AND NEW PIERS REMAIN UNDAMAGED. 3. THE NEW PIER IS INSTALLED DIRECTLY CENTERED BELOW THE EXISTING JACK TO PREVENT BENDING IN THE EXISTING FOOTING OR SLIPPING OF EXISTING OR NEW JACK/PIER ELEMENTS. THIS INFORMATION IS BASED ON A MAXIMUM JACKING LOAD OF 78,000 LB AND THAT THE GC WILL MONITOR PROGRESSION OF PIER INSTALLATION AND WILL HALT JACK LOADING IF ANY SIGNS OF DAMAGE OCCUR. The piers appear to have been installed in conformance with the above parameters at the indicated locations. Periodic inspection of the supported structures should be conducted by the owner annually to ensure project success. All findings shall be reported to the structural engineer. The contractor is responsible for the conformance of the design parameters, means and methods. A geotechnical engineer should be consulted for further insight about on-site soil conditions and preventative measures.
