Re: Structural Repairs to Existing Floor Framing at 107 Sun King Drive, Garfield
County, CO
To Whom It May Concern:
During the renovation process taking place according to approved plans, existing conditions
were discovered indicating deficiencies in the existing upper floor framing. There are three
conditions of concern, listed below with required remediation:
1. There is an approximately 4-ft section of floor joist removed over an existing (to remain)
interior wall to accommodate plumbing from the bathroom above. Remediation is to
attach a flat 2x6 to the bottom of the subfloor as close to the location of the cut joist as
possible and provide 2x4 studs rotated 90 degrees to and bearing on the 2x6 interior
wall below.
2. There is a 3.75" hole through the web of an existing floor joist located approximately 2-ft
from the exterior bearing wall for a vent pipe. Remediation is to install a 5/8"
plywood/OSB web stiffener on both sides for a total length of at least 12". The web
stiffener may be spliced in the center in order to install around the existing vent pipe.
3. The top flange of an existing floor joist was cut to accommodate plumbing from the
bathroom above. Remediation is to install a 5/8" plywood/OSB web stiffener on both
sides for a total length of at least 24", centered on the cut flange.
