1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2018 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE
ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBER REFERENCES
NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRIC BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
4) ALL EXTERIOR LIGHTING TO BE DOWNCAST AND SHIELDED.
5) WILDFIRE MITIGATION RECOMMENDATIONS: SHOULD COMPLY WITH WILDFIRE
MITIGATION AND DEFENSIBLE SPACE REQUIREMENTS OF THE COLORADO STATE FOREST
SERVICE AND LOCAL FIRE DISTRICT. SEE GARFIELD COUNTY COMMUNITY DEVELOPMENT
DEPARTMENT WEBSITE FOR FURTHER INFORMATION.
6) VERIFY NO CONSTRUCTION PARKING / STAGING AREA OVER THE EXISTING SEPTIC TANK
AND LEACH FIELD AREA.
7) BASEMENT REMODEL WORK ISSUED UNDER A PRIOR BUILDING. CURRENT BUILDING
SCOPE FOR SECOND STORY ADDITION. RESIDENTIAL HOME SERVED BY AN EXISTING
SEPTIC SYSTEM WITH CAPACITY FOR 4 BEDROOMS -- ONLY 4 BEDROOMS ALLOWED.
8) THE SMOKE AND CARBON MONOXIDE DETECTORS IN THE EXISTING HOME
ARE TO MEET CURRENT CODE. IF WIRES CAN BE RUN WITHOUT REMOVING
FINISHES, THEN HARDWIRED DETECTORS ARE MANDATORY. (IRC R314,
R315)
INSTALL STORMWATER CONTROLS PRIOR TO ANY DIRT WORK.
LOCATE ALL UTILITIES PRIOR TO ANY WORK. 811 IS THE STATE UTILITY LOCATE NUMBER
CONTROL NOXIOUS WEEDS. TREAT EXISTING WEEDS PRIOR TO RELOCATING PLANTS AND SEEDS.
REVEGITATE ALL DISTURBED AREAS THAT ARE NOT PART OF A ROAD OR NON -SEEDED AREA.
PROVIDE EROSION CONTROLS UNTIL SEEDED AREAS CAN BE ESTABLISHED.
PROVIDE DUST CONTROL AS REQUIRED DURING CONSTRUCTION.
MAINTAIN ALL DRAINAGE ON THE SUBJECT PROPERTY, DRAINAGE SHALL NOT ENTER NEIGHBORING PROPERTIES OTHER THAN HISTORIC DRAINAGE.
FOLLOW ENGINEERED PLANS. VERIFYANY CHANGES WITH THE ENGINEER.
