1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2018 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE
ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBER REFERENCES
NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRIC BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
4) ALL EXTERIOR LIGHTING TO BE DOWNCAST AND SHIELDED.
5) WILDFIRE MITIGATION RECOMMENDATIONS: SHOULD COMPLY WITH WILDFIRE
MITIGATION AND DEFENSIBLE SPACE REQUIREMENTS OF THE COLORADO STATE FOREST
SERVICE AND LOCAL FIRE DISTRICT. SEE GARFIELD COUNTY COMMUNITY DEVELOPMENT
DEPARTMENT WEBSITE FOR FURTHER INFORMATION.
6) FIRST FLOOR DOOR LANDING / STAIR LANDING SHALL COMPLY WITH 2O15 IRC SECTIONS
R311.3 AND R311.7.6.
7) EXTERIOR STAIR DESIGN SHALL COMPLY WITH S1.0 DETAIL 1 AND 2015 IRC SECTION R31 1.
8) DRAINAGE PIPE SHALL COMPLY WITH 2O15 IRC / IPC.
9) CONTRACTOR SHALL INSTALL / MAINTAIN SWADDLES TO PROTECT THE NEIGHBOR'S
PROPERTY UNTIL THE PERMANENT DRAINAGE IS COMPLETED.
10) PROVISIONS SHALL BE MADE TO CONTROL DRAINAGE OF SURFACE WATER AROUND
BUILDINGS. ALL FOUNDATION WALLS WILL BE GRADED 6 INCHE IN THE FIRST 10 FT FROM
BUILDINGS (R401.3).
11) VERIFY ON -SITE CONDITIONS: INSTALLATION OF A PERIMETER DRAIN SYSTEM IS
MANDATORY IN ALL CASES WHERE CONCRETE SLABS ARE LOCATED BELOW FINISHED
GRADE (R405). DAMP -PROOFING OR WATERPROOFING OF FOUNDATION RETAINING
EARTH AND ENCLOSING HABITABLE OR USEABLE SPACES BELOW GRADE IS REQUIRED
(R406).
12) THE SMOKE AND CARBON MONOXIDE DETECTORS IN THE EXISTING HOME ARE TO MEET
CURRENT CODE. IF WIRES CAN BE RUN WITHOUT REMOVING FINISHES, THEN HARDWIRED
DETECTORS ARE MANDATORY. (IRC R314, R315)
13) BOULDER RETAINING WALL AT STAIRWAY MUST BE ENGINEERED. STAMPED ENGINEERED
DESIGN PLAN TO BE SUBMITTED FOR BUILDING FILE RECORD. PRIOR TO GENERAL
CONTRACTOR SCHEDULING A BUILDING FINAL FOR THIS PROJECT, ENGINEER OF
RECORD SHALL SUPPLY STAMPED LETTER FOR AS -BUILT BOULDER WALL AFFIRMING
INSTALLATION COMPLETED PURSUANT TO THE ENGINEERED DESIGN.
