1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND 2018
INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE
ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBER REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRIC BOARD. ELECTRICAL
ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS
REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
4) ALL EXTERIOR LIGHTING TO BE DOWNCAST AND SHIELDED.
5) WILDFIRE MITIGATION RECOMMENDED: SHOULD COMPLY WITH WILDFIRE MITIGATION AND
DEFENSIBLE SPACE RECOMMENDATIONS PER COLORADO STATE FOREST SERVICE AND LOCAL FIRE
DISTRICT. PLEASE REFER TO THE GARFIELD COUNTY COMMUNITY DEVELOPMENT WEBSITE FOR
ADDITIONAL INFORMATION.
b) OPEN HOLE SOILS REPORT IS REQUIRED AT FOOTING INSPECTION AND PRIOR TO ANY CONCRETE
POUR. PROVIDE COPY OF GEOTECHNICAL ENGINEERS REPORT TO THE BUILDING INSPECTOR.

7) SEPTIC SYSTEM REVIEW / APPROVALS: PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF
OCCUPANCY PROVIDE FINAL APPROVAL / SIGN -OFF FROM GARFIELD COUNTY'S PUBLIC HEALTH
DEPT.
8) ALL HIGH STRENGTH BOLTING AND FIELD WELDING REQUIRES SPECIAL INSPECTOR. PROVIDE
APPROVAL REPORT AT FRAMING INSPECTION.
9) BLOWER DOOR TESTIS REQUIRED. MUST SUBMIT BLOWER DOOR TEST REPORT TO GARFIELD
COUNTY COMMUNITY DEVELOPMENT DEPT. OFFICE PRIOR TO SCHEDULING FINAL BUILDING
INSPECTION / C.O. FINAL.
10) PRESCRIPTIVE PATH USING RESCHECK CHOSEN FOR ENERGY COMPLIANCE OF THIS HOME.
MANUAL J REPORT ALSO ATTACHED FOR REFERENCE. ALL NEW HOMES TO HAVE WHOLE -HOUSE
MECHANICAL VENTILATION SYSTEM INSTALLED (2015 IRC TABLE ml507.3.3(1) AND (2) SHOWN ON
COVER SHEET.

INSTALL STORMWATER CONTROLS PRIOR TO ANY DIRT WORK.
LOCATE ALL UTILITIES PRIOR TO ANY WORK. 811 IS THE STATE UTILITY LOCATE NUMBER
CONTROL NOXIOUS WEEDS. TREAT EXISTING WEEDS PRIOR TO RELOCATING PLANTS AND SEEDS.
REVEGITATE ALL DISTURBED AREAS THAT ARE NOT PART OF ROAD OR NON -SEEDED AREA.
PROVIDE EROSION CONTROLS UNTIL SEEDED AREAS CAN BE ESTABLISHED.
PROVIDE DUST CONTROL AS REQUIRED DURING CONSTRUCTION.
MAINTAIN ALL DRAINAGE ON THE SUBJECT PROPERTY, DRAINAGE SHALL NOT ENTER NEIGHBORING PROPERTIES OTHER THAN HISTORIC DRAINAGE.
FOLLOW ENGINEERED PLANS. VERIFY ANY CHANGES WITH THE ENGINEER.
