HomeMy WebLinkAboutDRC ApprovalStirling Ranch Design Review Board c/o Tony Eane, President of DRB and Angela Loghry, DRB architect 1 101 Village Rd, UL-1 D Carbondale, CO 81623 9-12-2025 RE: Stirling Ranch - Lot 5, New home design re -review after pause Tom Lester Dear Mr. Lester: The Stirling Ranch Design Review Board met on 9-11-25 and subsequently reviewed additional submissions received the week of Sept 13th via email. The DRB has approved the home design via email unanimously on 9-22-25 with the following conditions: Item Section Comment 1. II-C-3-c Provide non-refundable Road Impact fee via payment portal or check. The fee processor is the property management company, Integrated Mountain Management (IMM). Katarina Bohlin is responsible for Stirling Ranch. Road Impact fee is $3000 (home between 5000-7500 sf) . 2. II-C-3-c Provide a Damage and Performance Deposit via IMM of $15,000. This deposit is to be held during the duration of an approved construction project to ensure compliance throughout the process. Unused deposit funds will be returned at the completion of the project. 3. IV-A-4 All utilizes to be underground. When utilities are off site, they are to run in designated easements. All utility cuts to be returned to native appearance after work is complete. Note that temporary irrigation may need to I be provided at some distance to do this - 4. IV-A-S- 15 new trees of a min. 2" caliper to be planted for each new home. In addition, trees that are removed outside of the 30' boundary for wildfire control to be replaced with two like trees of 2" Caliper 5 IV-A-8b Amended dec Landscape plan submitted for review did not include removed trees on the septic field. It appears that there will be 6 in the location and it is beyond the 30' zone. Additionally, another 3 trees are to be removed out of the fire zone. This results in 33 new trees. The proposed plan shows 24 new trees. Due to the change in the tree planting rules since the initial review and the abundance of trees on site, the DRB will allow this project to go forward with 28 new trees. The DRB recommends the additional 4 trees be pinyons and planted to screen the septic field from neighbors to the east. Prior to any tree planting, please inform the DRB. The DRB will walk site with applicants to ensure the trees to be planted provide the best screening. Each Lot with a residence shall have a sign indicating the address number visible by the fire department in a location acceptable to the fire department. Note that Carbondale Fire Protection District requires house numbers to be numerals as opposed to spelled out numbers. Each number character must be a minimum of four inches (4)" tall with a stroke width of not less and one-half inch (.5"). Provide image or sketch to the DRB of the address marker for approval prior to install. Per the second amended declarations, all construction to be completed within 2 years of start of project. 7. 1-13-1 DRB has waived requirement for licensed architect on the project. 8. IV-A-4 All connections to the water system must be approved by the DRB. Each owner must construct their individual water systems in strict adherence to the requirements set forth in the Timberline Engineering Stirling Ranch PUD Water Distribution System report dated July 22, 2002, as updated July 25, 2005. Lots 1 through 10 must install a 1,000-gallon holding tank, provided that any of such lots with accessory dwelling units must install a 2,000-gallon holding tank. 9 IV-A-3 All disturbed areas that are not paved or covered with non-veaetative around cover must be seeded or planted. Such seeding and planting to be maintained and watered until establishes. Weeds to be controlled in the area. IV-13-4 Chimney terminations, vents, grilles, roof jacks and other external evidence of internal mechanical systems must be painted or otherwise treated to integrate with the design. IV-13-4 Mechanical equipment must be screened or located out of the view of adjacent streets and homes V-C Sincerely, The following construction regulations apply to all projets in Stirling Ranch No firearms shall be allowed within construction areas. No pets will be allowed on construction sites. Construction workers shall observe the 20-mph speed limit at the Ranch. Construction activity shall be limited to a period of time commencing at 7:30 am and ending no later than 6:00 pm each weekday and between 9:00 am and 5:00 pm on Saturdays. No construction activity is permitted on Sundays or the following holidays: New Year's Day, Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas Eve, Christmas Day.
