Box 2329 Basalt, Colorado 81621 toml(cDlesterdevelopment.com Project No. 25-7-548 Subject: Update of Subsoil Study Report, Proposed Residence, Lot 5, Stirling Ranch, 797 Skipper Drive, Garfield County, Colorado Tom Lester: As requested, we have reviewed the site conditions and previous subsoil study report for suitability to be used by the current proposed development at the subject site. The services were performed in accordance with our professional services agreement with you, dated August 22, 2025. Hepworth-Pawlak Geotechnical (now Kumar & Associates) performed a subsoil study for the property and presented the findings in a report dated October 16, 2006, Job No. 106 877. This update is based on a review of current project information, including the proposed site plan. Site Conditions: The project site was visited by a representative of Kumar & Associates on October 23, 2025 to observe the current site conditions. The lot is vacant with long driveway access and moderate to steep slopes down to the north, south, east and west estimated at about 20 to 25% and vegetated with sage brush, juniper and pinon trees, and native grass and weeds. The ground surface appears essentially the same as that described in the previous report. Proposed Development: The current proposed development plan consists of a single-family residence and attached garage located within the designated building envelope on the knoll. The proposed building will be a two-story wood -frame structure over a walkout basement level cut into the hillside around 10 feet deep. Structural loads are anticipated to be relatively light and consistent with those for the proposed construction. Conclusions and Recommendations: The current proposed construction type, location and grading are similar to that previously proposed on the lot and the recommendations presented in the October 16, 2006 report can be used for the current site development and building foundation design. We should observe the completed building excavation for bearing conditions to confirm the recommendations presented in the previous report. Other recommendations presented in the previous report which are applicable should also be followed. If you have any questions or need further assistance, please call our office.
