Building Hardening Measures Roof Assembly O Class A fire -rated flat roof system using DensDeck and TPO membrane. • No gutters; internal roof drains minimize debris accumulation and ignition risk. Exterior Walls & Siding • All exterior siding consists of non-combustible stucco and natural stone veneer. Exterior walls meet ignition -resistant construction standards. Windows & Openings a Dual -pane, tempered glass for all windows to reduce breakage and ember intrusion. Vents & Eaves ■ All vents protected with ember -resistant metal mesh (<1 /8"). Eaves and soffits fully enclosed to prevent ember entry. Decks & Exterior Structures v Any decks, landings, or exterior structures will use non-combustible or ignition -resistant materials (e.g., concrete, steel, or Class A composite decking). 2. Defensible Space Zones Zone 1: 0-5 Feet (Immediate Zone) • Maintained as a non-combustible perimeter around the entire structure. • No vegetation, mulch, or combustible materials permitted. ■ Surfaces consist of concrete, gravel, and natural stone. Zone 2: 5-30 Feet (Intermediate Zone) • Minimal existing vegetation. • Any new landscaping will use low -flammability, fire-resistant species. • Automatic irrigation system will maintain vegetation moisture content. Zone 3: 30-100+ Feet (Extended Zone) a Open landscape with sparse vegetation and no ladder fuels. v Existing shrubs pruned to maintain vertical and horizontal spacing; deadwood removed annually before July 1. • Defensible space will extend to property boundaries where adjoining lots are undeveloped. 3. Vegetation Management & Maintenance • Site inspected twice per year (spring and late summer) for debris, leaf litter, and regrowth. a All plantings to use native, drought -tolerant, and fire-resistant species. a No firewood or combustible storage within 30 feet of any structure. a Groundcover maintained under 4 inches in height. • Vertical separation maintained: minimum 6 feet between surface fuels and lowest tree branches. 4. Access & Emergency Preparedness • Driveway constructed of all-weather surface with adequate width and turnaround space for emergency vehicles, per Garfield County standards. • Reflective address signage clearly visible from White Cloud Drive. ■ On -site fire suppression tools maintained during construction (shovel, rake, hose, fire extinguishers on every level). • Hose bibs located around structure to provide accessible water for firefighting purposes. 5. Wildfire Risk Assessment According to the Colorado State Forest Service (CSFS) Wildfire Risk Viewer (generated April 18, 2025), 0797 Skipper Drive is located within a Low Wildfire Risk area based on vegetation type, slope, and historical fire occurrence. Fire Intensity — Low: Small flames, usually less than two feet long; limited short-range spotting possible. Fires are generally easy to suppress by trained firefighters using protective equipment and standard tools. Basic preparedness measures will further protect this property. In the event that firefighting resources are limited, maintaining Firewise practices —defensible space, ignition -resistant construction, and regular maintenance —ensures long-term protection and resilience.
