1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND 2018

ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS
REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
4) WILDFIRE MITIGATION RECOMMENDATIONS: COMPLY WITH WILDFIRE MITIGATION AND (�
DEFENSIBLE SPACE RECOMMENDATIONS PER COLORADO STATE FOREST SERVICE AND LOCAL FIRE
DISTRICT.
5) OPEN HOLE SOILS REPORT REQUIRED BY A GEOTECHNICAL ENGINEER, SOIL BEARING CAPACITY IS
1,500 PSF. GENERAL CONTRACTOR TO SUPPLY GEOTECHNICAL REPORT TO GARFIELD COUNTY
BUILDING INSPECTOR AT FIRST FOOTING INSPECTION.
6) 375 SQ FT GYM, 400 SQ FT LOFT MEDIA ROOM AND 137 SQ FT UNFINISHED STORAGE LOFT OFF
GARAGE SHALL NOT BE USED AS A FUTURE BEDROOM PURSUANT TO 2015 IRC R302.5.1 OPENING
PROTECTION.
7) NO SEPTIC ALTERATION PERMIT SUBMITTED WITH 8.1.2024 ADDENDUM: NO INCREASE TO THE
EXISTING BEDROOM COUNT PERMITTED.
8) 'WET BAR ONLY' IN MEDIA ROOM OVER THE NEW GARAGE. WET BAR DEFINED IN THE GARFIELD
COUNTY BUILDING RESOLUTION AS AN AREA OF A ROOM DESIGNED TO BE USED FOR SERVING OF
BEVERAGES, THAT MAY ONLY HAVE A SINGLE BAR SINK AND NO STANDARD SIZE KITCHEN
APPLANCES SUCH AS A STOVE, OVEN, DISHWASHER OR FULL-SIZE REFRIGERATOR. COUNTER SPACE
IS LIMITED TO 25 SQUARE FEET.
9) DEFERRED ENGINEERED FOUNDATION / FRAMING PLANS REQUIRED FOR SECOND STORY DECK
AND STAIRS TO GRADE.
10) FIELD VERIFY THE FIRE SEPARATION BETWEEN GARAGE AND RESIDENTIAL LIVING IS COMPLETED
PURSUANT 2015 IRC TABLE R302.6 AND TABLE R702.3.5.
