Subject: Observation of Existing Front Entry, 89 Sage Swale Road, Lot 12 Pinyon Peaks,
Garfield County, Colorado
Dear John:
As requested, a representative of Kumar & Associates observed the excavation at the subject
site on October 7, 2025 and looked at photographs provided to use of the previous excavation for
the new front entry taken at the subject site for an opinion of exposed soils to support the
foundation. The findings of our observations and recommendations for the foundation support
are presented in this report.
We were provided picture of the front entry excavation, prior to placement of concrete. The front
entry construction was completed some time ago.
Considering the conditions observed in the pictures of the excavation and the nature of the
proposed construction, spread footings placed on the undisturbed natural soil designed for an
allowable soil bearing pressure of 2,000 psf should be adequate support of the new front entry.
The recommendations submitted in this letter are based on the photographs provided and our
previous observation of the soils exposed within other foundation excavation at the site. The risk
of foundation movement may be greater than indicated in this report because of possible
variations in the subsurface conditions.
