The findings of our observations and recommendations for the foundation design are presented in this report. We previously conducted a subsoil study for design of foundations for the residence at the site and presented our findings in a report dated December 11, 2017, Project No. 17-7-787. We previously observed the main residence excavation on December 6, 2023 as described in our report dated December 15, 2023. At the time of our visit to the site, the ADU construction was nearing completion. The ADU is located north of the main residence. The excavation for the ADU foundation had evidently been excavated below the surrounding grade from 2 to 8 feet. The soils previously encountered at the site and exposed in the cut bank north of the ADU area consist of mostly sandy silt and clay with basalt rocks. The foundation excavation had been backfilled to near finish grade. No free water was encountered in the excavation cut located north of the ADU. Based on our conversation with the contractor, the soils exposed in the ADU excavation were similar to those encountered in the nearby main residence excavation. No evidence of foundation or floor slab settlement was observed during our site visit or reported by the contractor. The soil conditions currently exposed at the site are consistent with those previously encountered on the site and suitable for support of spread footings designed for the recommended allowable bearing pressure of 2,000 psf. The recommendations submitted in this letter are based on our observation of the soils exposed in the area around the ADU and our previous subsurface exploration and observations at the site. Variations in the subsurface conditions below the excavation could increase the risk of foundation movement. We should be advised of any variations encountered in the excavation conditions for possible changes to recommendations contained in this letter. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted.
