My name is Fred Standefer. I live in Aspen Glen. We purchased our home 11 years ago. Prior to that we owned a home in partnership with our son in Iron Bridge. So, we have owned property and paid taxes in Garfield Co. for about 17 years. At present there are three Active Development Applications on your website that have a huge impact on our property. 1. Harvest Roaring Fork - 571 pages 2. The Reserve at Aspen Glen - 371 pages 3. Sages at Aspen Glen - 271 pages In addition, we have been told on multiple occasions that the ultimate plan for Sievers Pit is to develop it in a manner similar to Iron Bridge, after reclamation. And, as you know, Sievers Pit is already a significant problem. I refer to all of this as the " Bonfire of the Developers". It is insane. The COMBINED impact of all this development is extremely significant to the Roaring Fork Valley. As presented, the total amount of development seems to fly in the face of the Garfield County 2030 Plan. Why should our county pay for an extensive study and not follow the findings in a reasonably rigorous way? These proposed developments will all utilize and stress: 1. Highway 82 and all surrounding roads and highways 2. Water systems 3. Sewage systems 4. Electric Power 5. Game corridors and the Roaring Fork River 6. Air quality My request is simple. Please consider all of these applications and future development as one big application. Perhaps you are unable to do that technically, but in your personal opinion and review, please take into account the severe negative impact the COMBINED development will have on this area. They ALL want to burden the same limited infrastructure and resources. I do not feel I am exaggerating. If all of this development is approved as proposed, then I think you will absolutely destroy what is so very special about our area. You, and the entire Planning Department, are the only guardians we have that can save our valley. This is a plea for good governance and common sense. Thank you again.
