RE: Citadel 132
Hi John,
Happy New Year!
After conversations with the owners, they would like to keep the buildings as type 1113 non combustible
construction. It is better for insurance and we will have a stock design noncombustible design for the mezzanine if
they want to add in the mezzanine.
We will redesign the mezzanine for 131 and want to re-classify as 1113.
Buildings 133 134 and all garage buildings will maintain the 1113 noncombustible rating.
We are working to design an accessible toilet in 133 to give us the 5% that is required.
Hope to get 133 and 134 completed and in for review in approximately 10-14 days.
Thanks for the heads up.

Hi Sally,
I'm reviewing Building B2 and have a couple of questions.
In Building B1 the Type of Construction changed from IIB to VB to accommodate the plywood floors
proposed for the mezzanines. I'm wondering if Building B2 can be designated the same, as a sprinkled
S1/VB can be 36,000 sq. ft.? When tenants pull a permit to build a mezzanine it will be required to be
non-combustible. Then the question will most likely come up why can they build it combustible in
Building 131?
I'm curious about the accessible restrooms, IBC 1108.3 requires 5% of self -storage units to be
accessible. With 37 units proposed 1.85 units are to be accessible. There is an accessible restroom
proposed in B1, there will need to be another unit with an accessible restroom. Did you want it in this
building or in B3 or B4?
Hope you had a wonderful holidays,
John Plano
