Hi Jacky and Teresa,
Lions Ridge Estates is supplied via a community well that services 22 properties only and
there are no more taps available. Any water needed for improvements or construction
water needs to be drawn from the existing tap servicing your property. Your usage as
outlined is correct and the association has no objections to you using this tap for
construction purposes. All usage above the 7,500 gallons per month will be assessed to
your association water account.

Hello Courtney and Nadia,
Larry and I have just started the process of getting a building permit through Garfield County
(Garco) for the above referenced project.
We have full approval from the Lions Ridge Estates Architectural Review Committee (ARC) and
now Garco is asking for "proof of water"...
I just spoke with Sonny at Zancanella and he gave me our monthly usage numbers for 2025 and
recommended that I contact you to get this "proof of water". There is no specific form to fill out
so not exactly sure what Garco prefers.
Teresa Bianco is our contact at Garco Community Development. Her number is 970-945-8212
and her email is tbianco@garfield-county.com. She is copied on this email.
Since we are consistently below the preordained usage level of 7500 gallons per month, would
you feel comfortable granting us permission to move forward on this project without purchasing
a new tap?
This mother-in-law unit will be less than 1200 sf, one bedroom, one and one half baths and have
a kitchenette.
Just to recap, here are our gallons usage numbers for 2025 from Sonny.

Our architect Trevor is copied here as is Sam, our GC.
