The parcel is described at Merged Parcels A&B according to reception number 10001948, recorded in the office of the Garfield County Clerk and Recorded, Garfield County Colorado. The purpose of this letter is to provide confirmation that the City of Glenwood Springs can and will serve your parcel of land located at 49893 Highway 6 & 24, Glenwood Springs, CO, 81601 with domestic water, electrical power and broadband internet. This is currently an over lot graded parcel with one existing home. It is our understanding that the proposed development will be a change in use from a lot with a single residence of approximately 1,624 square feet in size, to a mini storage facility with an office and 138,600 square feet of storage facility, to still also include the existing home. The project is requesting 3 EQRs of total capacity along with fire flows. The development will increase the water and electric usage at the parcel from its existing amounts, but the city has sufficient capacity available for the proposed counts noted above. The city's water system can provide CDPHE certified domestic water and fire flow for your development. Electrical capacity will be worked out with Load Calculation forms during the building plan submittal process, please note that we are willing to continue historic supply to this parcel. The parcel sits within Xcel territory, but has never been supplied by Xcel energy. Any change to the foregoing proposal deemed material by the City in its' sole discretion will void this can and will serve letter. The cost of any necessary extensions, taps or improvement fees to provide these services is the sole responsibility of the applicant. Prior to final approval of the water service and associated tap, the following conditions must be met: 1. The applicant must submit a plan for the City's review and approval, indicating the proposed tap locations, tap sizes, and any other water infrastructure to be constructed on the site to provide domestic, irrigation or fire flow. 2. All applicable tap and system improvements fees, as calculated by the City's Community Development Department and Electric Department, shall become due and payable prior to any taps being made on the City's system. 3. All water and electrical uses must be metered, with the meters being inspected by the appropriate department after installation. Accounts must be set up with the Finance Department prior to the services being energized. 4. Prior to final permitting on the property an electrical load calculation form will be filled out and approved by the City of Glenwood Springs Electrical Department. This will be worked through with the Electrical Department. 5. The city can and will provide broadband internet to the site if the applicant would like that service. This service can be reviewed with the Community Broadband Network (CBN) staff during the permitting process, but generally requires a 2" conduit to be run to each building from a CBN provided main pedestal location on the site. 6. Water and electrical services must meet all applicable Municipal Code, CDPHE requirements, Water Department and Engineering Department Rules and Standards. 7. Following completion of project, an as -built drawing preferably in an AutoCAD drawing file format (.dwg) and PDF format of the designed system and associated appurtenances shall be submitted for review and approval by the City. The segment shown in red, from Station 12+49 to Station 37+86, will be owned and maintained by Gould Construction and is included under a separate Special Use/Utility Permit application. COGS has been coordinating with the developer and contractor, Gould Construction, and with Sopris Engineering on the proposed water main alignment and overall design over the past several months and the enclosed plan set has been reviewed and approved by the COGS from Station 0+00-37+86. This water main extension is being constructed primarily to provide potable water service and fire suppression for the proposed Ryal Mini Storage development located west of Ami's Acres Campground, as well as to serve potential future development in this area. In addition, the extension will significantly enhance fire protection for west Glenwood Springs, where such infrastructure is currently limited, and will allow Ami's Acres Campground to connect to the municipal water system at a future date. The permit application for Station 0+00 to Station 12+49 was prepared by Sopris Engineering on behalf of and is being submitted by COGS as the utility owner. City staff, the developer/contractor, and Sopris Engineering are available to respond to any questions or provide additional information to assist with CDOT's review of this application.
