There are items that need to be addressed prior to considering issuance of the building permit and items that can be addressed after the issuance of the building permit. Please provide a response letter addressing each item listed in the "Items to address prior to issuing a building permit". Response not required for the "Conditions to be addressed during construction" but please address if clarification is needed. Please see the attached design criteria. Please change the drawings accordingly. 2 Cover — The Wind Speed is indicated as 105 mph; the county minimum is 115 mph. Please change the drawings accordingly. 3 B1.0 — The foundation is proposed without the required 36" of frost depth the County has adopted. Please change the drawings to accommodate the required frost depth. There is an allowance to utilize ASCE 32, which will require quite a bit of insulation to protect unheated buildings from frost heave. (2015 IBC 1809.5) 4 The IBC required 5% of the Self -Storage units to be accessible, 4 units in this phase. Please explain or show how that will be accommodated. (2015 IBC 1108.3) 5 A3.0 and 11.0 —The plans indicate an office enclosed by insulated walls. There is not enough detail to verify compliance with the 2018 International Energy Conservation Code. Please see the attached Insulation Table and indicate the following on the plans: • The type of insulation in the wall and R-Values • The type of insulation for the roof and R-Values • The U-Value for the door and window associated with the Office. • Provide details for the Slab Insulation with the type of insulation and R-Values. The adopted codes in Garfield County are the 2015 International Codes except for the 2018 International Energy Conservation Code. The code analysis is to complies with the 2015 IBC. There could be conflicts in the different versions of the codes, I am not comparing codes during the review. The approved plans are to be on -site for inspections. Sanitary facilities are required to be provided for workers. A list of required inspections will be attached to the plans. Separate Sign Permits are required for any external signs. Please see the County website for the application. Electrical Code compliance will be determined based on field inspections performed by the State Electrical Inspector, (303) 869-3458. Please have the inspector sign the building card or provide written documentation of the inspections. Any water supply that feeds a fire suppression systems or fire hydrants are to be inspected by the Fire Marshal prior to backfilling. Please provide special inspections reports to the Building Department as specified within the General Notes of the structural drawings. Geotechnical observation is required when the excavation is complete and written verification be supplied at footing inspection, 1500psf. Combustible material is limited in Type I and Type II Construction. See IBC 603 for allowed combustible materials. All exterior lighting is to be downcast and shielded. Safety glazing is not designated on the plans. Safety glazing will be checked during the framing and final inspection. (IBC 2406.4) A Knox Box is required to be mounted adjacent to the gate. Please contact the Local Fire District for exact location. All accessible door hardware shall have a shape that is easy to grip, including pocket and sliding doors. We have listed each comment as an "ITEM" followed with our "RESPONSE" that pertains to our scope of work. ITEM 1: Cover Sheet RESPONSE: The building calculations have been revised to IBC 2015 with 40psf Roof snow load. All pertaining documents have been updated accordingly. ITEM 2: Cover Sheet RESPONSE: The wind speed has been updated from 105mph to 115mph. Please refer to the revised building calculations and code summary. ITEM 3: Foundation Plan RESPONSE: We have enclosed a foundation letter. ITEM 4: Table 1108.3 Accessible Self -Service Storage Facilities RESPONSE: There is a total of 614 units on the proposed buildings and the calculation for accessible units is 10 + 2% of units over 200, Table 1108.3 of IBC 2015. The number required would be 10 + 0.02*(614-200) =18.28 units or 19 units. We have added 19 units of accessible units to the floor plans. ITEM 5: Roof and Wall Insulation Information RESPONSE: The office from Building A3 has been removed so this provision of -the code is not applicable. ITEM 11: Geotech/Soil Report RESPONSE: This is outside the scope of Trachte Buildings Systems and will be addressed by others. However, Trachte must be informed if the soil report indicates an allowable pressure to be less than the 1500psf that is currently used in design.
