1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE
(I.R.C.) AND 2018 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED
IN THE ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBER
REFERENCES NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRIC
BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION.
ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION &
CERTIFICATE OF OCCUPANCY.
4) ALL EXTERIOR LIGHTING TO BE DOWNCAST AND SHIELDED.
5) OPEN HOLE SOILS REPORT IS REQUIRED AT FOOTING INSPECTION 1,200 PSF SOIL
BEARING CAPACITY.
b) THE BUILDING STRUCTURE HAS BEEN REVIEWED AS A PRIVATE USE DETACHED
GARAGE SHOP ONLY ACCESSORY TO THE MAIN RESIDENCE. ANY FUTURE
CHANGE IN BUILDING OCCUPANCY OR USE, WILL FIRST BE SUBJECT TO ANEW
BUILDING PERMIT APPLICATION AND REVIEW FOR COMPLIANCE WITH ZONING
REGULATIONS, LAND USE & BUILDING CODES IN EFFECT AT TIME OF FUTURE
WORK.
SANITARY FACILITIES ARE REQUIRED TO BE PROVIDED FOR WORKERS.
7) INSTALL STORMWATER CONTROLS PRIOR TO ANY DIRT WORK.
8) LOCATE ALL UTILITIES PRIOR TO ANY WORK. 811 IS THE STATE UTILITY LOCATE
NUMBER
9) CONTROL NOXIOUS WEEDS. TREAT EXISTING WEEDS PRIOR TO RELOCATING
PLANTS AND SEEDS.
10) REVEGITATE ALL DISTURBED AREAS THAT ARE NOT PART OF A ROAD OR NON -
SEEDED AREA.
11) PROVIDE EROSION CONTROLS UNTIL SEEDED AREAS CAN BE ESTABLISHED.
12) PROVIDE DUST CONTROL AS REQUIRED DURING CONSTRUCTION.
