This building is located at 252 County Road 167 (aka Coryell Ridge Road). It is our understanding that this property has recently been purchased by new ownership, and you are seeking clear direction from the Building Department regarding this permit's status. As I have only recently returned to the Building Dept. after a 10-month absence, I discussed this project with Matt Provost, Building Inspector. Currently this building permit is still "Active" in our system, but there haven't been any inspections provided by our office since March 2020. Matt performed the most recent inspection on 3/31/2020 including review of the 3-hour "Fire Barrier" between the new steel structure and the existing wood -frame building. His inspection report indicates that the fire -rated assembly was incomplete and awaiting a pending change from the Architect — which was never received by our office. Given the "Active" status of this building permit, there are a couple of options available to the new owners of this property: A. Re -Commence Work at the Job Site through Completion of Construction — This scenario assumes work is done in accordance with previously approved plans and permit currently in place as originally approved by our office. Given the "in progress" status of the building inspections checklist on the existing Permit Card, there is remaining work to be completed and this is still subject to inspection from our office. For example, in addition to finalizing new details and construction of the Fire Wall as noted above, the restroom inside the new steel building was not yet built and no rough -in or frame inspections had been completed by us. In addition to the Building Department's inspections, the local Fire District and State of Colorado Electrical Inspections will also need to be completed prior to issuance of a Certificate of Occupancy. B. Submit New (Amended) Plans with proposed changes to the previously approved plans. If the new owners wish to utilize this building for purposes other than the approved "Cabinet Assembly & Storage" uses, they will need to submit a detailed request specifying the proposed change of use for Community Development Department review/approval. Depending upon specifics, there may also be additional design information that is required to be submitted to our office for review and approval. Hopefully this "broad brush" summary of this project's current building permit status gives you a baseline of information from which you can give direction to your clients. To complete as planned requires a LOT more work. I was hoping we could just get the CO before finishing the office area and tying that into the existing warehouse area. I will be passing this on to Dave Argo, our Chief Building Official to get his take on this as Matt will be tied up in the field all day with a heavy inspection load. Do you have a set of the building plans for this permit (BLCO-05-19-5760)? It appears that there is a bathroom for this building that was in the original submittal. I believe that I provided these to someone over there, but that was likely 6 months ago, or maybe even a few more. If you do not have a set, I can scan these in and send them over later this afternoon. I met with the electrician and plumber this morning and they have more questions than answers. The real estate contact that I have does not have any answers either.
