Lot #4, Mountain Springs Ranch.
Given the density of rock, and neighbors experiences (requiring blasting and extensive
excavation), we plan to roughly excavate the ridge top where we plan to build our home next
year (application coming in Q4) to confirm the depth we can excavate, and if any boulders or
bedrock require foundation accommodations or relocation / shifting of the proposed home site
Ideally, we will be able to remove -9' of material from the highest point on the ridge to bring the
home down to more `ground level'. However, the primary driver for this excavation is to
determine the feasibility of excavating to desired depth along the east side of the foundation
site, approximately 5' at highest point, given the exceptionally dense basalt boulders. If bedrock,
exceptionally large boulders, or other natural barriers are encountered, we can have the
foundation engineered accordingly.
In doing this work this year, we will reduce risk of foundation design changes once construction
commences, and thus derisk the potential for completing the build in 2027. Additionally, our
Structural Engineer can confidently design the appropriate foundation knowing what we will be
building on, verses speculating.
Material will be moved to the east side of the ridge and used as base for supporting a driveway
which will wrap to the north side of the home. No material will be leaving the immediate area.
