Box 188 Rifle, C 81650 Re: Corrections Job Address: 1058 County Road 100 Dear Jordan Architecture, The County Building Department has performed a review on the response and drawings for the building permit application and for the new building proposed at the above address. There are items that need to be addressed prior to considering issuance of the building permit and items that can be addressed after the issuance of the building permit. Items addressed adequately have been removed. Please provide a response letter addressing each item listed in the "Items to address prior to issuing a building permit". Please provide 2 complete sets of corrected sheets, with clouded areas reflecting changes, for the resubmittal. 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (970)945-8212 Corrections to address prior to issuing a building permit: 2 Please provide a code analysis, Type of Construction, Occupancy Classification, fire suppression, allowable building area, allowable building height, occupant loads, separated or non -separated uses, incidental uses, accessibility, etc. The Code Analysis is referencing plywood on the roof and floor of the mezzanine. These areas are required to be non-combustible. (IBC 603) The response indicates S-2 Occupancy. This occupancy group only allowed non- combustible storage. I want to make sure you want the building classified that way. 13 Please show where the non -potable water system is supplied from and include all requirements in the IPC Chapter 13 on the drawings. The response is inadequate. The plumbing drawings are indicating non -potable water the site plan does not include a non -potable water source and there is nothing showing compliance to Chapter 13. Please address the comment. The response to "See civil/MEP by other" is not an adequate response. The Civil Drawings do not address non -potable water. The plumbing drawings are still indicating non -potable water. I see no effort regarding compliance with the referenced plumbing code chapter. 24 The common path of travel from the upper level exceeds the allowed 75'. Provide a second exit from the upper level. (IBC Table 1006.3.1) The new door proposed on the south side requires access to a public way or safe dispersal area. Sidewalk and steps maybe in order. (IBC 1028.5) The response refers to the civil drawing. The one page of civil drawings does not address access to the parking area (safe dispersal area). To Whom It May Concern: GLENWOOD SPRINGS, COLORADO 81602 (970)945-5491-FAX (970)945-4081 Holy Cross Energy is responding to a project at 1058 C-R.100 Carbondale, CO (Parcel#:239335402001 ) that includes grading in the existing utility easement. Upon inspection of the Site submitted by Brent Genreau., Holy Cross Energy has decided to grant approval under the following conditions: • Holy Cross Energy retains full rights in and of the existing utility easement. • Every effort will be made to minimize objects, devices, obstacles, obstructions, and vegetation that may be placed over the existing conduit and wire in this easement. Any damage to the existing power poles and wire will be paid for by the Property Owners. • Property Owners are aware that, in the event of necessary maintenance or construction of facilities in the existing easement, Holy Cross Energy reserves the right to remove any and all objects, devices, obstacles, obstructions, and vegetation as reasonably required to perform the work and will not be responsible for their replacement.
