Site conditions and basis Parcel: Lot 7, Whitecloud Ridge Subdivision; 7.592 acres (approximately 330,696 sq. ft.). Property owner and parcel ID: not supplied in source materials. Existing terrain is sloping, with contour elevations in the proposed development vicinity approximately 6,930-6,945 feet_ The engineered drawings show a proposed residence, asphalt driveway, catch basin and drainage infrastructure. Existing vegetation is preliminarily described as native grasses, shrubs and possible Gambel oak; actual species and noxious weeds have not been verified by field inventory. Disturbance: Final disturbed square footage and acreage not quantified on supplied sheets. Earthwork cuttfill cubic yards not supplied. Permanent landscape/hardscape area not quantified. Area to be revegetated: to be determined from actual disturbance limits minus permanent improvements. 2. Engineering drawings incorporated by reference Sheet C1 of 2: Pinnacle Design Consulting Group, Inc., "Grading, Drainage and Erosion Control Plan," Lot 7 Whitecloud Residence; depicts contours, house and driveway layout, proposed drainage and driveway centerline profile. Sheet C2 of 2: "Drainage and Erosion Control Details"; shows silt fence, drainage pipe trench, and NDS square catch basin installation details. Implement approved measures in accordance with the engineer's plans; obtain engineer confirmation of disturbance boundaries and earthwork quantities. 3. Topsoil handling and erosion protection Before disturbance, mark work limits and utility locations. Strip and segregate suitable native topsoil from subsoil where practicable; protect stockpiles from runoff, wind and weeds. Place stockpiles within approved work limits away from drainage features. Stabilize stockpiles and exposed soils left for 90 days or longer. Reuse suitable topsoil following final grading. Install and maintain silt fence and drainage controls per Sheets C1—C2; inspect after runoff events, repair damage, and suppress dust when needed. 4. Noxious weed inventory and control Before grading, perform and document a site -specific weed inventory, mapping any Garfield County -listed and Colorado List A/B noxious weeds. Current field findings: no inventory provided; absence of weeds is not asserted. Control mapped infestations using appropriate legal methods; clean equipment and use certified weed -free seed, mulch and imported material. Reinspect and treat emerging weeds during establishment; retain treatment records. 5. Revegetation approach and schedule After grading, restore engineered drainage and slopes, loosen compacted soil as appropriate, spread salvaged topsoil, seed temporary disturbance with a locally appropriate drought -tolerant native mix, and protect vulnerable slopes with weed -free mulch or erosion -control blankets. Provisional candidate species, subject to soil/site approval: western wheatgrass (Pascopyrum smithii), blue grama (Bouteloua gracilis), and slender wheatgrass (Elymus trachycaulus). Final mix, pure live seed rates, method and mulch rate require site -specific confirmation. Seed by drill where accessible or broadcast with appropriate soil contact on inaccessible areas. Water as needed for establishment; no permanent irrigation is assumed. Timing: protect soils before grading; salvage topsoil during excavation; regrade and replace topsoil after earthwork; seed in the next suitable spring or fall establishment window; inspect seasonally and reseed failed areas. 6. Reclamation cost estimate — WA for minor grading Reclamation cost estimate: N/A, provided Garfield County confirms this project qualifies for a minor grading permit. The County grading checklist lists a reclamation cost estimate and security under major grading permit requirements_ Classification remains subject to verification of disturbed square footage and earthwork cubic yards. 7. Financial security — WA for minor grading Financial security: N/A for a confirmed minor grading permit under the supplied County checklist. If the County classifies the project as major, a reclamation cost estimate and approved financial security will be required. The County must review the cost estimate before security is provided. 8. Outstanding verification Confirm grading classification with Garfield County using measured disturbed area and earthwork volume; confirm owner/parcel details, final disturbance limits, field weed inventory, seed mix and rates, and stockpile locations. The separate Fire Mitigation Plan does not replace this revegetation plan.
