SOX 669 818 COLORADO AVENUE October 18, 1978 Mr. & Mrs. Spangler Dear Mrs. Spangler, We have completed an investigation of the existing foundation walls and footing located on your lot in the Panoramic Subdivision near Silt, Colorado. Included here are our findings and recommendations, bused on.your intent to build on the existing walls, and the plans you have provided us with. The existing foundation consists of continuous 8"x 24" concrete footings, placed on silty clay soil, with concrete masonry unit walls above. These block walls are presently 7' 4" in height with horizontal mortar joint reinforcing and no continuous vertical grouting or reinforcement evident. Walls are made of 12 inch block which are below grade and of 8 inch block which are above grade. A relatively short length of exterior wall along the north and east sides has been grouted for the top course only, and anchor bolts set. In order to use the foundation walls for a new structure, these recommendations should be followed: 1. Remove upper courses of exterior walls as necessary to expose all vertical wall cells. Place 05 reinforcing bars @ 24" o.c. in 12 inch exterior walls, and place #5 bars @ 48" o.c. in 8 inch exterior walls. The rein- forcing bars shall be eight feet long. 2. Add block courses to make the total height 8' -.O" for all walls. The top course shall be a knock -out bond beam course with two horizontal #4 bars run continuously with 16 inch splice laps. 3. Grout should then be placed in all reinforced vertical cells and in the top bond beam course. The grout shall • Mr. & Ilrs. Spangler October 18, 1978 Page Two be a seven sack cement per yard mix and shall form a positive bond with the concrete block upon curing. 4. The existing interior isolated pads must be removed. Interior bearing walls should be built on 12" x 24" wide thickened slab with 2-#5 bars run horizontal and continuous. 5. 4 inch perforated drain pipe shall be placed at footing depth around all walls retaining 4' - 0" of earth or more. The pipe should be placed within 1 1/2 cubic foot per foot washed gravel, covered with a non -woven support fabric (DuPont "Typar" or equal), and sloped 1/4 inch per foot to daylight. 6. The first floor framing system, including plywood, should be in place prior to backfilling the basement walls. Back- fill shall be compacted native soils. The finished grade around the building shall slope to provide positive drain- age away from all foundation walls. We have not received any information regarding soil properties, and although the soil pressures below the existing footing are considered light (less then 1500 psf), we cannot verify the stability of the bearing soils unless a soil study by a qualified soils engineer be provided. If the above recommendations are followed and soil stability is not in question, the existing foundation walls will be adequate to support anticipated building loads.
