Recommendations for this site are shown below. Soil Classification: Soils at foundation level were found to consist of a gravel and cobble river terrace deposit. This material was in a dense condition. Man -Made Fill: None - all soils are native to the site. Moisture Conditions at Time of Inspection: Low - a moisture content of 0.5/o was determined by laboratory test. Expansion Potential: None. Foundation Type Recommended: Foundations for this structure should consist of continuous footings beneath bearing walls and isolated spread footings beneath columns. These footings may be proportioned on the basis of a maximum allowable bear- ing capacity of 6000 psf, with no minimum pressure required. The bottoms of all foundations should be placed a minimum of 3.5 feet below finished axterior grade, or as dictated by local building codes, for frost protection. Reinforcing: Horizontal reinforcing should consist of five #5 rebars, placed continuously around the building without any gaps or breaks. Two bars should be placed near the top of the wall and three should be placed near the bottom of the wall. Where foundation walls will retain soil in excess of four feet in height, vertical reinforcing should be designed, • based on an equivalent fluid pressure of 35 pcf for the soil in the active state, assuming horizontal backfill. • Floor slabs on grade should be positively separated from all structural portions of the building and allowed to float freely. Non bearing partitions resting on slabs on grade should be con- structed with a void space, at the bottom preferably, to allow for freedom of movement without affecting the roof or floor above. Bearing partitions should have their own foundations. If basement type construction, or multi -level structure, stair- way between floors should not be constructed as a rigid con- ' nection, but should allow for vertical movement in the floor slab. Drainage and Grading: Surface grading should be constructed in such a manner that all runoff moisture is removed from the vicinity of the structure as quickly as possible. Roof drains, if any, should be carried across backfilled areas and allowed to discharge well away from the building. Water should not be allowed to stand or pond in areas of backfill. To aid in keeping water from reaching the soil beneath the building, the following steps should be taken. 1. Backfill around the building or in utility trenches leading to the building should be mechanically compacted at the optimum mois- ture content of the soil to a density of 90% of maximum Proctor density, ASTM D -698. With this method, no backfill may be jetted, ponded, or puddled. 2. The ground surface within 10 feet of the struc- ture should be sloped away from the building, with a minimum gradient of 5 %. This is equi- valent to 6 inches of fall over this 10 foot region. Concrete: All concrete in contact with soils should be made using Type II Modified Cement.
