The failure of the existing field (absorption area) necessitated the construction of a replacement field. The reason for failure appeared to be the high ground water table associated with the Roaring Fork River, which is adjacent to the property. There were only two logical locations for a replacement field. In front (south) of the house, or northwesterly of the house. The area in front of the house is encumbered by the 50 foot river setback, the 20 foot house setback, a 15 foot wide easement, and the existing field. An area would be left immediately adjacent to the existing deck, however, as it is only one to two feet higher in elevation, we were concerned that high ground water could still be a problem. That left the area northwesterly of the house. Percolation testing was performed in the area northwesterly of the house on July 3, 1997. The average percolation rate was 18 minutes per inch. With the existing two bedroom house, the average wastewater flow rate expected would be 300 gallons per day, and the design flow rate would be 1.5 times as much, or 450 gallons per day. With a percolation rate rounded to 20 minutes per inch, an absorption area of 402 square feet would be required. However, the regulations allow a 40% reduction in area for the use of Infiltrator units in a bed configuration. Therefore, the required area would be 241 square feet. At 18 square feet per unit, the number of units required would be 14. We recommended 16 units to the contractor. 923 Cooper Avenue • Glenwood Springs, CO 81601 Telephone: (970) 945 -8676 • FAX: (970) 945 -2555 Ted & Ellen Gaugler July 8, 1997 - Page 2 The installation of 16 units in the area northwesterly of the house required lowering the normal 20 foot setback from a residence. The 10 foot setback from the westerly property line was maintained so that no unusual burden would be placed on the neighboring property. The field also encroaches to less than ten feet from the northerly property line, however, this is the county road right -of -way and the road is approximately 15 to 20 vertical feet higher than the field area. Therefore, no significant effect on the right -of -way area is foreseen. The house is constructed on a vented crawl space, and the field would be approximately three to four feet in elevation lower than the footing level, so again, no significant effect is foreseen. The contractor was instructed to locate the field at the elevation of the percolation test hole that had the best percolation rate. The contractor was also instructed to install at least two observation ports in the field area to allow monitoring of the effluent level in the field without excavation. The existing 750 gallon septic tank remained in place, but the piping entering and exiting the tank was redone to accommodate the new field location.
