Pressure relief valves and /or combination pressure /temperature relief valves shall be provided with a drain line to a floor drain with min. 1" air gap or extended to the exterior of the building - UPC Sec. 1007. 45. Domestic dishwashing machines shall not be directly connected to a drain or waste disposer without the use of an approved airgap - UPC Sec. 608 (d). 46. Fuel burning appliances shall not be located in any room used or designed to be used as a sleeping room, bathroom, or closet or any enclosed space opening into such room or space* UPC Sec. 1309 and UMC Sec. 704 (unless listed for such use). 47. Appliances (including space heating and water heating equipment) shall be accessible for repair and removal in accordance with the UMC. 48. LPG fueled appliances shall not be installed in a pit, under -floor (crawl) space, or basement - UMC Sec. 504 (f). 49. Appliances located in a garage (or in an enclosure opening into a garage) shall be located out of the normal path of vehicles or protected from damage. Any portion of the appliance creating a flame, spark or glow shall be installed a min. of 18" above the garage floor - UMC Sec. 508. 50. Doug: This letter is being written after an inspection , dated December 30, 1992, and an inspection request from owner Doug Robertson. Some of the items I called out in the report, of which Doug and I went over as follows; (1) Insulation at the gable ends has been installed per my recommendation. (2) The two outside hose bibs have been changed out per. section 1003 (m) (n) of the Uniform Plumbing Code. (3) The heating system (boiler) has been installed per. the manufactures documents and applicable codes. Clearances correct and State of Colorado approved back flow device has been installed correctly. Reference ( section 1001 through 1003 of the 91 edition of the Uniform Plumbing Code U.P.C. ) After the hot water heater has been relocated and proper clearances have been achieved, their may be only enough room in the enclosure for either the washer or dryer, but not both. Note: Only visible components of the home have been pointed out as shown in my report. No responsibility is assumed for covered or hidden components. At the time of this inspection grounds were snow covered, appears to have positive drainage away from the perimeter of the home. Exterior foundation walls: From the exterior of the home, it is evident that the home is founded on a cast in place foundation wall and footer system.. The foundation wall shows foundation coating applied. There are no signs of any seepage or dampness present in the basement area. Exterior wall surfaces, windows, trim, etc. 1 x 8 masonite siding, exterior walls, windows, soffit, and facia board new condition. Roofing material, flashing, chimneys gutters: At the time of this inspection the roof was snow covered, all visible areas are serviceable. No active leaks were found in the attic space past or present. BUILDING INTERIOR: Basement area, walls and floor surfaces: At the time of this inspection, none of the floor coverings were installed.
